The building, developed by Abland Property Developers and designed by dhk Architects, is characterised by a singular sculpted massing which is transformed via dynamic glazed planes that extend Street\u53d1\u7535\u7ad9\u7684\u4e00\u90e8\u5206\uff0c\u73b0\u5df2\u62c6\u9664\u3002\u8be5\u5730\u533a\u6709\u4e09\u6761\u4e3b\u8981\u8857\u9053\uff0c\u4eba\u6d41\u91cf\u5927\uff0c\u4f46\u662f\u6cbf\u8857\u516c\u5171\u6d3b\u52a8\u7a7a\u95f4\u5374\u5341\u5206\u6709\u9650\u3002\u573a\u5730\u5468\u56f4\u8fd8\u6b8b\u7559\u7740\u53d1\u7535\u7ad9\u7ad9\u70b9B\uff0c\u5357\u8fb9\u6b63\u5bf980\u7c73\u9ad8\u7684\u529e\u516c\u5927\u697c\uff0c\u4e1c\u8fb9\u4e5f\u6b63\u5bf9\u4e00\u680b\u7834\u65e7\u7684\u529e\u516c\u5927\u697c\uff0c\u73af\u5883\u5e76\u4e0d\u53cb\u597d\u3002\u8bbe\u8ba1\u5e08\u5e0c\u671b\u80fd\u591f\u6700\u5927\u5316\u5229\u7528\u5efa\u7b51\u6cbf\u8857\u7a7a\u95f4\uff0c\u5f00\u53d1\u6210\u96f6\u552e\u5546\u94fa\uff0c\u4ece\u5e9e\u5927\u7684\u4eba\u6d41\u91cf\u4e2d\u83b7\u53d6\u5229\u76ca\uff0c\u540c\u65f6\u63d0\u9ad8\u516c\u5171\u533a\u57df\u7684\u8d28\u91cf\u548c\u5b89\u5168\u3002<\/p>\n<p>\u539f\u65b9\u6848\u63d0\u8bae\u6539\u9020\u548c\u6269\u5efa80\u5e74\u4ee3\u7684\u90a3\u680b\u529e\u516c\u697c\uff0c\u4f46\u662f\u53d7\u9650\u4e8e\u65e0\u6cd5\u589e\u5efa\u697c\u5c42\uff0c\u8fc7\u65f6\u7684\u7acb\u9762\u9700\u8981\u66f4\u6362\uff0c\u4e14\u5efa\u7b51\u5e74\u9650\u8f83\u77ed\uff0c\u88ab\u5426\u51b3\u4e86\u3002\u7531Ellerine Bros\u548cAbland\u5171\u540c\u4fee\u6539\u540e\u7684\u65b0\u65b9\u6848\u4fdd\u8bc1\u4e86\u5efa\u7b51\u4e2d\u957f\u671f\u7684\u4f7f\u7528\u5e74\u9650\uff0c\u800c\u4e14\u66f4\u9ad8\u7684\u5927\u697c\u8fd8\u53ef\u4ee5\u7f8e\u5316\u5f00\u666e\u6566\u7684\u5929\u9645\u7ebf\u3002\u4f46\u662f\u5efa\u7b51\u5e73\u9762\u9762\u79ef\u6709\u9650\uff0c\u5982\u4f55\u80fd\u591f\u5728\u6709\u9650\u7684\u5e73\u9762\u548c\u697c\u5c42\u4e2d\u5c3d\u53ef\u80fd\u591a\u5730\u63d0\u4f9b\u5546\u4e1a\u7a7a\u95f4\u4e14\u540c\u65f6\u5bb9\u7eb3\u7535\u68af\u3001\u697c\u68af\u3001\u505c\u8f66\u573a\u7b49\u57fa\u672c\u7ec4\u4ef6\u3002<\/p>\n<p>The site is located in Roggebaai (Cape Town\u2019s growing financial and hospitality precinct) and was previously occupied by an eight-storey 1980s office building which prior to that was part of the now-demolished Long Street Power Station site. While the peninsula site has three street frontages and the public domain experiences high levels of pedestrian traffic, it previously suffered from extremely limited street activation. This was compounded by the last remaining portion of the demolished power station (Site B), hostile frontages of both the 80-metre office building to the south and dilapidated office building to the east. A fundamental component of the design concept involved maximising the activation of the street edge with retail to improve the quality and safety of the public realm, as well as to take advantage of the high levels of pedestrian traffic passing the building.<\/p>\n<p>The initial brief to remodel and extend the existing 1980s building were discarded due to impractical core design, the limitations of adding floors, the need to replace an outdated fa\u00e7ade and challenges with long-term viability. The revised brief, by the co-owners Ellerine Bros and Abland, was to offer a more positive medium- to long-term viability, as well as to enhance Cape Town\u2019s skyline with a decidedly taller, inspirational tower building. The introduction of pixilation on the portions fronting the parking levels, ceiling voids, structure and internal desk height upstands allows the building to conceal both the parking levels and avoid This is sacrificial in the sense that the neighbour could in future build higher against the common boundary. It also offers spectacular corner northern views of Cape Town\u2019s harbour. Other environmental considerations included building efficiency, choice of materials, energy-efficient lighting and services, lower parking ratio encouraging the use of public transport, as well as showers and bicycle parking facilities.<\/p>\n<p>Overall, 35 Lower Long is a much-needed contemporary addition to Cape Town\u2019s skyline which positively contributes to its surrounding cityscape.
