MYP迈柏:当城市更新的逻辑从过去的“大拆大建”转向当下的“精微生长”,三个方向成为当下景观更新的核心思路:以城市再野化修复退化的自然系统,重建城市生物多样性;以韧性城市重构基础设施的生态价值,让景观成为应对城市问题的柔性载体;以松弛感景观回应后疫情时代人们对低压力、无目的公共空间的深层需求。无锡三水汇科技生态公园坐落于无锡京杭大运河、太湖与望虞河三水交汇之处,前身为占地10.8 公顷的退役混凝土厂。面对场地的历史积淀与现实转型,设计摒弃了非此即彼的推倒重建模式,而是以工业遗存为骨架,以自然再生为内核,孕育出一座集生态韧性、野趣氛围与松弛日常于一体的科技生态公园。设计以“低干预、高赋能”为核心逻辑,推动工业港池向海绵韧性枢纽转型,依托场地原生植被构建再野化生境,将封闭工业厂房改造为开放型公共服务节点,最终探索出一条 “再野化修复 — 韧性系统支撑 — 松弛日常落地” 的后工业景观更新路径。

MYP:As the logic of urban regeneration shifts from large-scale demolition and reconstruction toward incremental, refined growth, three directions have emerged as central to contemporary landscape renewal: urban rewilding to restore degraded natural systems and rebuild urban biodiversity; the resilient city to redefine the ecological value of infrastructure, positioning landscape as a flexible medium for addressing urban challenges; and relaxed landscape design to respond to the deep-seated demand for low-pressure, unprogrammed public space in the post-pandemic era. Located at the confluence of the Beijing-Hangzhou Grand Canal, Lake Tai, and the Wangyu River, Wuxi Sanshuihui Tech & Ecology Park occupies the site of a decommissioned concrete plant spanning 10.8 hectares. Rather than opting for a binary choice between erasure and preservation, the design takes industrial heritage as its structural backbone and natural regeneration as its core, giving rise to a tech-ecology park that integrates ecological resilience, wild character, and everyday ease. Grounded in the principle of “low intervention, high empowerment,” the project transforms an industrial dock basin into a sponge resilience hub, builds rewilded habitats on the site’s native vegetation, and converts enclosed industrial factories into open public service nodes—ultimately forging a post-industrial landscape renewal pathway of “rewilding restoration, resilient systems, and relaxed everyday life.”

01. 项目背景

京杭大运河不仅是一条延续千年的水运通道,也深刻塑造了无锡沿岸的工业发展格局。2020年,伴随中关村科技创新园建设的推进,原有混凝土厂完成了其历史使命,逐步退出生产。工业退场后,场地保留了起伏的荒草、零散的苗圃,以及港池、仓储建筑等工业遗存。这些遗存既见证了运河工业的发展历程,也延续了场地独特的空间肌理,成为更新设计最珍贵的资源。项目设计的初衷,便是致力于回答一个时代命题:工业基础设施,在退出生产之后,如何重新成为公共生活的一部分?

Project Background

The Beijing-Hangzhou Grand Canal is not merely a thousand-year-old waterway; it has profoundly shaped the industrial landscape along its banks in Wuxi. In 2020, as construction of the Zhongguancun Science and Technology Innovation Park got underway, the existing concrete plant had fulfilled its historical role and was gradually decommissioned. After industrial operations ceased, the site retained undulating grasslands, scattered nurseries, and industrial relics including the dock basin and warehouse buildings. These remnants bear witness to the canal’s industrial history while preserving the site’s distinctive spatial texture, making them the most valuable resources for the renewal design. The project’s founding ambition is to answer a defining question of our time: how can industrial infrastructure, once retired from production, rejoin the fabric of public life?

02. 城市再野化:工业岸线的自然生态更新

城市再野化的核心,是减少人工强干预,引导自然过程主导空间演替,让城市空间重新承载生物多样性与自我维持生态的能力。三水汇的更新没有对场地进行全面清表改造,而是将工业退场后自然生长的原生状态,作为更新的起点与核心生态基底。混凝土厂停产闲置期间,场地自然形成起伏的草本群落、零散的原生苗圃,与硬质港池、仓储建筑形成”工业骨架+自然肌理”的场域特征。设计保留了场地自然演替形成的植被肌理与生境特征,采用低干预的人工引导方式推动场地的再野化构建。

Urban Rewilding: Ecological Renewal of the Industrial Waterfront

At its core, urban rewilding means reducing intensive human intervention and allowing natural processes to guide spatial succession, restoring urban spaces’ capacity to support biodiversity and self-sustaining ecosystems. Rather than clearing the entire site for reconstruction, Sanshuihui’s renewal takes the spontaneously regenerated landscape that emerged after industrial closure as its starting point and ecological foundation. During the plant’s idle years, undulating herbaceous communities and scattered native nurseries naturally took shape, coexisting with the hard-edged dock basin and warehouse buildings to create a distinctive character of “industrial skeleton, natural texture.” The design preserves the vegetation patterns and habitat features forged by natural succession, using light-touch human guidance to advance the site’s rewilding.

港池的自然生态修复:曾经装卸建材的硬质工业港池,未被改造为人工景观水体,而是通过重塑自然缓坡岸线、植入本土湿地植物群落,构建起“水生 – 湿生 – 陆生”的完整生态梯度。保留部分原有硬质驳岸肌理,成为野生动植物的栖息界面,使封闭的工业水体逐步演化为可自我循环的溪流湿地系统,生物多样性随自然演替持续提升。

Ecological restoration of the dock basin: The hard-edged industrial dock basin, once used for loading and unloading building materials, was not converted into a manufactured ornamental water body. Instead, by regrading the shoreline into gentle natural slopes and introducing native wetland plant communities, the design establishes a complete ecological gradient spanning aquatic, palustrine, and terrestrial zones. Portions of the original hard quay wall are retained as habitat interfaces for wildlife, allowing the once-enclosed industrial water body to gradually evolve into a self-sustaining stream-wetland system where biodiversity continues to rise through natural succession.

地形的原生保留:设计仅通过精细化的微地形梳理来优化空间形态,促使湿地草本与人工草坪形成冷暖交织的自然过渡。避免了大面积平整场地带来的生境破坏与资源消耗,也保留了场地自然生长的痕迹。

Preservation of existing topography: The design optimizes spatial form only through careful micro-topographic grading, encouraging a natural interplay between wetland herbs and manicured lawn that blends cool and warm tonalities. This approach avoids the habitat destruction and resource consumption associated with large-scale site grading, while preserving the traces of the site’s spontaneous ecological growth.

植被近自然群落构建:植物设计优先选用本土品种,摒弃高维护的人工造型植物与季节性装饰花境,采用近自然的种植逻辑,构建季相自然演替的植物群落,形成低维护、高适应的野趣景观,最终形成工业遗址背景下近自然荒野的独特场地特征。

The planting strategy prioritizes native species, rejecting high-maintenance topiary and seasonal decorative borders in favor of a near-natural planting logic that establishes communities evolving through seasonal succession. The result is a low-maintenance, highly adaptable landscape of wild character—ultimately forging a distinctive identity of near-natural wilderness set against the backdrop of industrial ruins.

03. 韧性城市:工业基础设施向城市公共空间的功能转变

韧性城市的景观实践,核心是将景观从“装饰性空间”升级为“功能性绿色基础设施”,解决应对雨洪、噪音、生态退化等多重城市问题。三水汇的更新,本质上是一次对工业基础设施的韧性转变,让原本服务工业生产的灰色设施,转化为服务城市的绿色韧性系统。设计围绕港池构建了多层级的韧性体系,实现水文、声环境、生态的多维度韧性提升:

水文韧性:可视化的海绵雨洪系统

港池是整个场地韧性系统的核心。设计通过生态草沟、雨水花园的引导,将公园及周边地表径流汇入港池,完成 “收集 — 净化 — 调蓄 — 回用” 的完整水文循环。原本依靠强排的工业港池,如今成为具备自然净化能力的雨洪调蓄节点,可有效应对极端降雨带来的内涝风险,同时补充地下水、浇灌植物。

Resilient City: Functional Transformation of Industrial Infrastructure into Urban Public Space

The essence of resilient-city landscape practice lies in upgrading landscape from decorative space to functional green infrastructure capable of addressing multiple urban challenges—stormwater, noise, ecological degradation, and more. Sanshuihui’s renewal is, at its core, a resilient transformation of industrial infrastructure, converting grey facilities that once served production into a green resilient system serving the city. Centered on the dock basin, the design constructs a multi-layered resilience framework that delivers enhancements across hydrology, acoustic environment, and ecology:

Hydrological Resilience: A Visible Sponge Stormwater System

The dock basin is the heart of the site’s resilience system. Through bioswales and rain gardens, surface runoff from the park and surrounding areas is channeled into the basin, completing a full hydrological cycle of collection, purification, storage, and reuse. The industrial dock basin, once dependent on mechanical pumping, now functions as a stormwater management node with natural purification capacity—effectively mitigating urban flooding from extreme rainfall while recharging groundwater and irrigating planting.

区别于隐藏于地下的市政工程,这套海绵系统完全向公众开放并兼具公共游憩功能。滨水步道穿梭于湿地植物群落,雨水净化的过程可被公众直观感知。配合AR低碳望远镜等科普设施,人们可以直观读取湿地植物的固碳能力与生态价值,工程性的韧性设施由此转化为可体验、可科普的公共景观,让韧性不再是抽象的技术指标。

Unlike buried municipal infrastructure, this sponge system is fully accessible to the public and doubles as a recreational amenity. Waterside paths weave through wetland plant communities, making the stormwater purification process visible and legible to visitors. Paired with educational facilities such as AR low-carbon telescopes, the public can directly engage with the carbon-sequestration capacity and ecological value of wetland plants. In this way, engineered resilience infrastructure is transformed into an experiential, educational public landscape—no longer an abstract technical metric.

空间韧性:地形成为声环境的生态缓冲带

西侧城市快速路的持续噪音,是场地的环境挑战。设计没有采用人工声屏障的工程化方案,而是依托原有地形塑造连续的“防噪山谷”,以土方平衡的方式堆筑地形屏障,从物理层面削弱交通噪音的传播。同时,起伏的地形形成开合有致的草坪,为市民提供了露营、休憩的开放空间,将消极的降噪设施转化为积极的游憩场所,实现了环境治理与公共空间的一体化解决。

Spatial Resilience: Topography as an Ecoustic Buffer
Persistent noise from the urban expressway to the west presented a significant environmental challenge. Rather than resorting to engineered noise barriers, the design leverages existing topography to shape a continuous “noise-mitigation valley,” using cut-and-fill balance to build earthen berms that physically attenuate traffic noise. Simultaneously, the undulating landforms create a rhythm of open and enclosed lawns, offering citizens space for camping and relaxation—converting a passive noise-control measure into an active recreational destination and integrating environmental remediation with public space provision.

生态韧性:自我维持的自然系统

配合再野化的植被策略,场地构建起稳定的近自然生态系统,具备较强的抗干扰与自我修复能力。本土植物群落降低了极端气候下的养护成本与存活风险,湿地系统的生物链逐步完善,让生态系统能够自我调节、持续演替,形成长期稳定的生态韧性。

Ecological Resilience: A Self-Sustaining Natural System

Complementing the rewilding planting strategy, the site has developed a stable near-natural ecosystem with strong resistance to disturbance and capacity for self-repair. Native plant communities reduce maintenance costs and mortality risk under extreme weather conditions, while the wetlandsystem’s food web gradually matures, enabling the ecosystem to self-regulate and undergo continuous succession—establishing long-term ecological resilience.

另外,毛石挡墙、本土材料的运用,也进一步压缩了建设阶段的碳足迹,让韧性与低碳在场地中自然共生。保留工业遗存与原生地形,大幅降低了拆除与新建带来的隐含碳排放。

Furthermore, the use of rubble retaining walls and locally sourced materials further reduces the carbon footprint of the construction phase, allowing resilience and low-carbon principles to coexist naturally on site. Preserving industrial heritage and native topography substantially cuts the embodied carbon associated with demolition and new construction.

04. 松弛感景观:工业遗产里的无压力日常

在高密度城市发展下,松弛感设计成为公共空间品质提升的重要方向。其核心是摒弃过度设计的网红打卡式逻辑,打造无目的、低压力、高包容的空间,让使用者可以自由停留、放空、漫游。三水汇在工业遗产的空间基底上,营造出一处适配日常休闲需求的松弛感运河公共岸线空间。设计没有设置强制的游览动线,也没有堆砌网红化的景观节点,而是以“界面友好、停留多元、空间开放”为原则,让空间适配各种松弛的日常行为。

Relaxed Landscape: Unpressured Everyday Life Within Industrial Heritage

Amid high-density urban development, relaxed design has emerged as a key direction for elevating public space quality. Its essence lies in rejecting the over-designed, photo-opportunity-driven logic of “internet-famous” spaces, instead creating unprogrammed, low-pressure, highly inclusive environments where users can linger, unwind, and wander freely. Built upon the spatial foundation of industrial heritage, Sanshuihui offers a relaxed canal-front public space tailored to everyday leisure. The design imposes no mandatory circulation route and stacks no trendy spectacle nodes; instead, guided by the principles of “approachable interfaces, diverse places to linger, and open space,” it accommodates a wide spectrum of relaxed, everyday behaviors.

日出甲板:躺平式的滨水体验

位于驿站北侧的“日出甲板”,依托二级防汛墙与原防洪堤的高差,设置多级竹木台地甲板坐凳。没有规整的座椅排布,也没有明确的功能划分,而是以宽幅台阶与坐面鼓励人们以最放松的姿态停留,静坐、平躺、倚靠皆可。

Sunrise Deck: A Reclining Waterfront Experience

The “Sunrise Deck” north of the service station exploits the elevation difference between the secondary flood wall and the original levee to create multi-tiered bamboo-wood terrace seating. There is no rigid seating layout and no prescribed functional zoning; instead, broad steps and seating surfaces invite people to settle in whatever posture feels most relaxed—sitting, lying down, or leaning back.

市民们得以在此漫无目的地消磨时光:看大运河上货船往来穿梭,或静候一轮红日破晓。这种”无特定目的”的滨水休闲,正是都市人渴望的日常疗愈。

Visitors can while away the time without agenda—watching cargo vessels ply the Grand Canal, or waiting quietly for the sunrise. This unpurposeful waterfront leisure is precisely the everyday healing that city dwellers crave.

在港池岸线的最佳观景视点,设计了两处悬挑木质滨水吧台,将亲水界面转化为可供长时间停留的松弛节点。连续的吧台向港池边缘延伸,搭配简洁的木质高脚凳,为人们提供近乎平视的沉浸式观景视角。坐于此处,可凝望水波微澜与远处的运河长桥,在冷峻的工业遗址与温柔的湿地生境交汇处,捕捉一份细腻、亲切的日常意趣。

At the prime viewing points along the dock basin, two cantilevered wooden waterfront bars transform the water’s edge into relaxed nodes for extended stays. The continuous bar surfaces extend toward the basin’s edge, paired with simple wooden high stools that offer an immersive, near eye-level perspective. Seated here, one can gaze at the rippling water and the distant canal bridge, capturing a delicate, intimate quality of everyday life at the intersection of austere industrial ruins and gentle wetland habitats.

扬帆驿站:复合型公共服务节点

由仓储厂房改造而成的扬帆驿站,通过现代的空间解构手法,彻底打破了传统工业建筑沉闷、封闭的体量感。设计保留了原汁原味的工业钢木框架,并轻巧地覆以一顶具有张力的白色帆形屋面,在底层创造出大量半开放的灰空间,市民无需任何商业消费即可在此自由穿行与乘凉。

Sailing Hub: A Mixed-Use Public Service Node

The Sailing Hub, converted from a warehouse, uses contemporary spatial deconstruction to dissolve the heavy, enclosed massing of traditional industrial architecture. The design preserves the authentic industrial steel-and-timber frame and lightly crowns it with a tensile white sail-shaped roof, creating generous semi-open spaces at ground level where citizens can move freely and seek shade without any commercial obligation.

二层屋顶平台向公众免费开放,成为俯瞰京杭大运河壮阔景象的绝佳高度锚点。该建筑已彻底脱离了旧时代的生产功能,成功转型为兼具休憩、文化展示、运河观景与便民暖心服务等功能的复合型公共服务载体。

The second-floor rooftop terrace is open to the public free of charge, serving as an elevated vantage point overlooking the grand expanse of the Beijing-Hangzhou Grand Canal. The building has been entirely released from its former production function, successfully transformed into a mixed-use public service venue offering rest, cultural exhibition, canal viewing, and community amenities.

低强度的全龄友好休闲体系

海浪主题乐园没有采用高机械强度的机械游乐设施,而是纯粹利用微地形的起伏、柔软的白色沙坑以及低干预的无动力游乐装置,缝合出一处纯净的自然游乐场,赋予孩子们更多亲近泥土与自由游戏的可能性。

Low-Intensity, All-Ages Leisure System

The Wave-themed Playground eschews high-mechanization amusement rides in favor of undulating micro-topography, soft white sand pits, and low-intervention non-powered play equipment, weaving together a pure natural playground that gives children greater opportunity to connect with the earth and play freely.

有氧能量场则巧妙利用廊架下方的灰空间,配置了轻量化的智慧健身设施,提供低强度的日常运动选择,进一步丰富了松弛感空间的健康生活维度。

The Aerobic Energy Zone cleverly occupies the semi-open space beneath a pergola, fitted with lightweight smart fitness equipment that offers low-intensity daily exercise options, further enriching the healthy-living dimension of the relaxed landscape.

05. 总结:后工业景观的韧性再生与日常回归

无锡三水汇科技生态公园的更新实践,以城市再野化为核心路径,探索工业遗址的近自然生态再生模式,依托自然生态过程实现场地生态系统修复;以韧性城市理念为指引,完成工业基础设施的功能转译,使景观成为解决城市生态问题的功能性绿色基础设施;以松弛感营造回归公共空间的日常属性,为城市居民提供适配慢节奏休闲的滨水公共空间。三者形成协同支撑关系:再野化构建韧性的生态本底,韧性体系保障松弛空间的稳定运行,而日常化的休闲场景,则实现了生态与韧性价值的人本化落地。在后工业城市更新持续深化的行业背景下,这种“近自然再野化 — 系统韧性提升 — 松弛感营造”三位一体的更新实践,为京杭大运河沿岸乃至更多同类城市更新项目,提供了兼具生态价值与人文关怀的可借鉴景观实践样本。

Conclusion: Resilient Regeneration and the Return of Everyday Life in Post-Industrial Landscape

The renewal of Wuxi Sanshuihui Tech & Ecology Park takes urban rewilding as its core pathway, exploring a near-natural ecological regeneration model for industrial sites and restoring the site’s ecosystem through natural ecological processes. Guided by resilient-city principles, it translates industrial infrastructure into new functions, establishing landscape as functional green infrastructure that addresses urban ecological challenges. Through the creation of relaxed atmospheres, it returns public space to its everyday role, offering city residents a waterfront public space suited to slow-paced leisure. These three dimensions operate in mutual support: rewilding builds the ecological foundation for resilience, the resilience system ensures the stable functioning of relaxed spaces, and everyday leisure scenarios translate ecological and resilient values into human-centered experience. Against the backdrop of deepening post-industrial urban regeneration, this three-in-one practice—near-natural rewilding, systemic resilience enhancement, and relaxed atmosphere creation—offers a replicable landscape model that combines ecological value with humanistic care for projects along the Beijing-Hangzhou Grand Canal and beyond.
