一域景观:三里屯西五街5号院环抱于第二使馆区,地理位置链接三里屯太古里与亮马河,不仅是两大城市活力区中间的公共空间节点,也是片区内重要的商业服务驿站。以建设国际服务商圈为契机,三里屯片区的城市更新正逐步展开。西五街5号院也启动对基础管网、业态及人文风貌的整体提升。由迪百可文化发展公司策划,委托我们对园区进行整体规划和景观改造设计。

OneScape:Located in the Second Embassy District, 5 Sanlitun West 5th Street serves as a public space node between Taikoo Li Sanlitun and Liangmahe, functioning as a vital commercial service hub in the area. The ongoing urban renewal of the Sanlitun neighborhood aims to establish an international service business district. No. 5 West Fifth Street is also undergoing a comprehensive upgrade of its basic infrastructure, business model, and cultural identity. Commissioned by Di Baike Cultural Development Company, we are responsible for the overall planning and landscape redesign of the park.

现状条件

西五街5号院又称飞宇园区,占地5万多方,是集办公、商业、文化休闲为一体的综合性园区。外侧的三里屯北小街和西五街已成为餐饮休闲、时尚打卡的网红街道。总体策划希望通过其内部景观和建筑立面的改造实现内外联通, 打造一个开放园区。依托5号院现有的文化产业氛围,汇聚更多新兴活力产业,成为三里屯使馆片区互联网、新媒体、社群生活及艺术创意等产业聚集地,以及商业休闲、餐饮娱乐的一个“棱镜”万花筒,展现中西文化融合创新的生活方式。同时,通过开放式的园区营造,加强社区的连接交流,提升三里屯使馆区的健康、幸福生活指数。

Also known as Feiyu Park, No. 5 West Fifth Street spans over 50,000 square meters and serves as a comprehensive park that integrates office spaces, commerce, culture, and leisure. Surrounding areas, such as Sanlitun North Xiaojie and Xifujie, have become popular destinations for dining, leisure, and fashion.The master plan aims to enhance both internal and external connectivity through the renovation of the internal landscape and building façades, creating an open and inviting park. Leveraging the existing cultural atmosphere of No. 5 Courtyard, the plan will attract new and dynamic industries, facilitating a multi-dimensional enhancement of industry layout and cultural dissemination. This space will become a vibrant “prism” that reflects the intersection of the internet, new media, community life, and art, as well as business, leisure, catering, and entertainment within the Sanlitun Embassy Area. It will showcase the integration of Chinese and Western cultures while promoting innovative lifestyles. Furthermore, the creation of an open park will strengthen community connections and communication, ultimately enhancing the health and happiness index of the Sanlitun Embassy District.

园区总体布局保留了时代更迭的痕迹:红色的历史建筑;黄色的80年代多层;白色的坡屋顶联排以及银色的90年代高层办公。这些建筑划分为两组功能片区:西南部分商业,东北部分高层建筑为安静的办公区。园区环境绿树繁茂,植物条件优越。但早年规划以纯绿化地块形式呈现,且黄杨球种植完全包围。植物多年生长已外溢,甚至侵占了部分交通功能空间。

The overall layout of the park reflects the evolution of time, featuring red historic buildings, yellow 1980s multi-storey structures, white sloped-roof townhouses, and silver high-rise offices from the 1990s. The buildings are organized into two functional zones: the southwestern area is dedicated to commercial use, while the northeastern section comprises a tranquil office environment. The park boasts a lush, green landscape with excellent planting conditions. However, in its earlier years, the design centered around purely green plots, completely surrounded by boxwood ball plantings. Over the years, the plants have flourished, encroaching upon some of the essential transportation spaces.

设计概念

作为使馆区核心位置极为稀缺的开放空间,园区内生长着茂密的玉兰、银杏和海棠树林,我们希望以花园庭院为突破口,引入开放式景观商业店铺,并将自然、艺术融入办公园区,打造具有人文精神的“花园绿芯”,共建开放共享的国际化社群空间。景观改造作为整个园区改造的先行兵激活场地,逐步营建一个开放、多元的商业+办公的花园街区。

As an exceptionally rare open space in the heart of the embassy district, the park is adorned with dense magnolia, ginkgo, and begonia trees. Our vision is to use the garden courtyard as a focal point, introducing open landscape commercial stores that seamlessly integrate nature and art into the office park. This will create a “green core of the garden” that embodies a humanistic spirit and fosters an international, open, and shared community space. The landscape renovation will serve as the first step in revitalizing the site, gradually transforming it into a diverse commercial and office garden neighborhood.

总体设计

园区建筑密度较大,总体布局西南侧为店铺餐饮为主,东北侧主要为文化办公。景观改造结合建筑功能和场地氛围,将公共空间划分为不同类型的6个特色花园广场,内部5个连续的绿色步行廊道和3个外向的沿街步行空间,这些连续的线性界面有序串联各个内部花园和广场,结合植物造景打造花园特色园区。远期将整合建筑立面和业态,实现完整的开放融合的街区愿景。

The park features a high building density, with its overall layout characterized by stores and restaurants on the southwest side and cultural offices on the northeast side. The landscape renovation harmonizes architectural functions with the site’s atmosphere, dividing the public space into six distinct garden plazas, each with its own character, along with five continuous internal green pedestrian corridors and three outwardly oriented pedestrian spaces along the street. These linear connections seamlessly link the internal gardens and plazas, complemented by botanical landscaping to create a park with a garden-like essence. In the long term, the integration of building facades and business types will help realize the vision of a fully open and interconnected neighborhood.

设计策略

景观设计以”减法”入手,清理乔木下层冗余灌木,展现多年生长的玉兰舒展、海棠遒劲、银杏挺拔、松柏繁茂的自然形态和通透的场地空间感。继而采用”加法”,结合园区特色,在林下引入步行园路和活动停留空间,打造活跃共享的花园氛围。释放的绿化空间和原有休闲区整合,构建自然景观服务商业休闲,商业人文带动景观活力的良好循环。

怎样的空间,能承载和显现园区现有的蓬勃植物生态和形态?能与场地文脉连接并更好地让人使用,体验自然?我们需要寻找一种有秩序和仪式感的体系来整合场地布局,同时兼具灵活性,应对现场复杂的基础条件和功能需求,营建有亲和力、话题性的空间。

The landscape design begins with a principle of “subtraction,” removing redundant shrubs beneath the trees to reveal the natural forms of perennial magnolia, begonia, ginkgo, pine, and cypress, enhancing the sense of permeable space. Following this, the “addition” method incorporates the park’s characteristics by introducing walking paths and activity spaces beneath the forest canopy, fostering an active and shared garden atmosphere. This newly released green space integrates with the existing recreational areas, creating a sustainable cycle where the natural landscape supports commercial leisure and cultural activities, thereby enhancing landscape vitality.

What kind of space can effectively showcase the vibrant plant ecology and character of the park? How can we connect with the site’s cultural lineage while allowing people to engage with and experience nature? We need to establish an orderly and ceremonial system to integrate the site’s layout, ensuring it is also flexible enough to address the complex conditions and functional needs of the area, ultimately creating a space that is both inviting and relevant.

“万花筒“铺装概念

整体空间元素的构思,随着院子里的一季玉兰花开逐渐清晰起来。更新设计从一树玉兰开始,将花瓣的形状拓扑到地面上。以荣花铺路,以“万花”为园,将植物的生命力映射到景观场地。

The conception of the overall spatial elements gradually became clear with the seasonal blooming of magnolias in the yard. The renewed design begins with a magnolia tree, translating the shape of its flower petals onto the ground. By paving pathways with magnolia flowers and envisioning a “garden of ten thousand flowers,” the vibrant energy of the plants is reflected throughout the landscaped site.

拼图花园——南广场中央花园

位于园区人行主入口的南广场,紧临三里屯西五街,是园区的“客厅“。场地呈轴线布置,改造设计将左右两块绿化联通,形成草坪空间,争取最大的景观效果。透过内凹的礼仪性空间格局及建筑的红墙背景,构成开敞的迎客界面和餐饮店铺。

南广场未来将以买手店、独立品牌店及餐饮后花园的业态布置。场地作为人群汇集区域,大块”玉兰花瓣”造型的白色预制混凝土砌块既是园路也是场地,灵活的如”拼图“般散落于绿色的花草树木之间,供游园者沉浸式的自然体验。混凝土砌块”汀步式“的设计策略既可灵活避让现有的乔木和井盖点位,又营造轻松活泼的花园氛围。利用材料的可塑性,还可创造一系列各式各样的”花瓣“汀步造型。

改造设计中我们不仅为园区创造新的动线和视觉焦点,同时也关注公共场所的通透性、风景视野的层次感及活动需求的多元性等多方面,为使用者预留“空间”,可在此开展各类活动。除园路汀步和休息场地之外,中央草坪区还可容纳20-80人的户外瑜伽、野餐露营以及周末市集和派对活动等。

Located at the main pedestrian entrance of the park, the South Plaza, adjacent to Sanlitun West 5th Street, serves as the park’s “living room.” The site is designed along an axis, connecting the left and right green areas to create a spacious lawn, maximizing the landscape effect. The concave ceremonial space pattern, combined with the red wall backdrop of the building, establishes an inviting interface for visitors and restaurants.

The South Plaza will serve as a backyard for shoppers, independent brand stores, and restaurants in the future. This bustling area features white precast concrete blocks shaped like “magnolia petals,” which function as both a garden path and a site. Scattered among the greenery like “jigsaw puzzles,” these blocks offer visitors an immersive natural experience. The design strategy of the concrete block “walkway” allows for the avoidance of existing trees and manhole covers, fostering a relaxing and vibrant garden atmosphere. The material’s versatility also enables the creation of various ‘petal’ shapes.

In the renovation design, we not only established a new dynamic line and visual focus for the park but also prioritized the permeability of public space, the hierarchy of the landscape, and the diversity of activity needs. This approach reserves “space” for users to engage in a variety of activities. In addition to the garden paths and resting areas, the central lawn can accommodate outdoor yoga, picnics, and camping for 20 to 80 people, as well as weekend bazaars and parties.

隐喻场地文脉“晓岸花容”主题的雕塑造型种植池,景墙、凌波造型座墙、荣花畔平台及亭榭。整体采用米白色骨料混凝土和周围的建筑色彩环境协调。“凌波“造型座墙结合场地铺装组合,形成一片片“白色花瓣”飘落自然之间的花园意境。

The sculpture modeling planting pool, the landscape wall, the wave-shaped seat wall, the platform, and the pavilion at Ronghua Shore metaphorically represent the site’s cultural lineage theme, “Xiaoban Huarong.” The predominant use of beige aggregate concrete harmonizes with the surrounding architectural color palette. The “Lingbo” modeling seat wall, combined with the site paving, creates the effect of a “white petal” gently floating amidst the natural garden atmosphere.

为实现“花瓣”造型的预制混凝土汀步,我们根据厂家提供的单块最大尺寸数据,调整了整体的铺装汀步体块分割,按照单块最大不超3米,面积不超6平米,厚150的限制来控制分缝。同时,考虑到造价成本的限制,我们重新优化了铺装,把花瓣形分为中间标准段和边缘倒角段两类模块来设计,这样可降低模块数量控制制作成本。最后,大大小小的块一共编排了80多个模块,一共500多块预制混凝土块,一一按位置编号,顺序入场。

To achieve the “petal” shape of the precast concrete steps, we adjusted the overall paving design based on the manufacturer’s specifications for maximum dimensions. Each piece is limited to a size of no more than 3 meters in length, 6 square meters in area, and 150 mm in thickness to control the seams. Additionally, considering cost constraints, we re-optimized the pavement design, creating two types of modules: a standard section for the middle and an edge chamfer section. This approach reduces the number of modules, thereby controlling production costs. Ultimately, the layout consists of over 80 modules, totaling more than 500 precast concrete blocks, each identified by its specific location number for orderly installation.

植物设计我们保留了原有的所有67棵乔木玉兰、海棠、圆柏、垂柳和雪松。去除了所有的黄杨球和小灌木,打通中层视线。在场地东西两侧及汀步周边种植多年生花卉和观赏草,中央草坪留白。把绿色和花园露出来,还给周边的建筑和行人。整个空间从之前的郁闭狭小变得开阔、层次丰富。商业店铺和花园在视线和流线上也形成互动和连接。

植物品种的选择上,由于光线较充足且周围业态以店铺餐厅为主,故选用鲜艳多彩的多年生花卉品种,从4月-11月都有花期的长效套种组合。同时搭配在11-12月出穗的观赏草细叶芒和拂子茅,营造秋冬日植物景观,实现四季有景。

We retained all 67 original arborvitae magnolias, begonias, cypresses, weeping willows, and cedars. All boxwood balls and small shrubs were removed to enhance the view from the central level. Perennial flowers and ornamental grasses were planted on the east and west sides of the site and around the pathways, while the center lawn remains white. This design choice exposes the greenery and garden to the surrounding buildings and pedestrians. The overall space has transformed from a previously closed and narrow area into an open environment rich in layers. The commercial stores and the garden interact and connect with each other in terms of sightlines and flow.

The selection of plant species is influenced by the available light and the surrounding businesses, including stores and restaurants. Therefore, we chose vibrant and colorful perennial flower varieties that bloom from April to November, ensuring a long-lasting display of seeds. Additionally, ornamental grasses, such as fine-leaved awn and whisked fescue, provide visual interest during the fall and winter months. This design achieves a landscape that offers seasonal beauty throughout the year.

花园的改造也协同周边的餐饮店铺功能,希望通过对景和流线的预留把建筑和景观整合。对内形成看与被看的空间关系,同时希望通过商业店铺的引流,内部花园成为城市公共空间的一部分,最终实现开放式园区和周围城市街道的融合连接。

The renovation of the garden synergizes with the functions of the surrounding restaurants and stores, aiming to integrate architecture and landscape by preserving views and flow lines. Internally, this design creates a spatial relationship between visibility and presence. Moreover, we hope the internal garden will become part of the urban public space, drawing in visitors from the commercial establishments. Ultimately, this approach seeks to achieve a seamless connection between the open park and the surrounding urban streets.

当夜幕降临,光线从植物枝条叶片反射出来,为花园带来新的光彩。园区除主路采用庭院灯,其余都为二次反射植物或建筑墙体照明,营造静谧氛围,突出植物美。主入口玉兰树阵强化空间形象,预留集散广场,点点星光延伸到草坪中央,引人入胜。

As night falls, light reflects off the leaves of the plant branches, infusing the garden with a new luster. While the main pathway is illuminated by garden lights, the rest of the park relies on secondary reflective plants and building walls for illumination, creating a tranquil atmosphere that highlights the beauty of the flora. The array of magnolia trees at the main entrance enhances the spatial image and reserves the gathering plaza, while a touch of starlight extends to the center of the lawn, inviting attraction and allure.

时光花园——西北侧静谧花园

园区西北侧办公及餐饮的“后花园”,植物覆盖率更高,二十年以上的玉兰树林和大雪松已经奠定了幽静的氛围。原来的园路规则的环绕周边,很难体会在林下休闲踱步的放松体验,我们保留现状树林,重新设置蜿蜒自然的林下小径,以定制花瓣形混凝土砖打造自由流线,提升花园活力。

On the northwest side of the park, the “back garden” serving the offices and restaurants features a significantly higher percentage of plant cover. This area boasts a forest of over 20-year-old magnolia trees and large cedars, contributing to a serene atmosphere. The original garden paths, which surrounded the perimeter, hindered the experience of leisurely strolling through the understory. To address this, we preserved the existing woods and reconfigured the paths, introducing meandering, natural routes made of customized petal-shaped concrete bricks. This design creates a free-flowing line that enhances the garden’s vitality.

同时,黄杨球等中下层植物去除后,光线透过上层乔木照射到地面,套种栽植的地被花卉和观赏草有了良好的生长条件,花园精心挑选的栽植地被花卉一年四季此起彼伏,每个时节呈现不同的植物景观,供周边餐厅窗外的观赏和办公人员户外的林下花丛间休闲停留。

After removing the middle and lower plants, such as boxwood balls, light now filters through the upper trees to the ground, providing optimal growing conditions for the groundcover flowers and ornamental grasses planted in clusters. These groundcover flowers have been carefully selected to create seasonal variations, presenting distinct plant landscapes throughout the year. This design not only enhances the view for neighboring restaurants but also offers office workers a pleasant outdoor space to enjoy the understory of the forest and flowers for recreation.

特色造型混凝土砖如同一片片玉兰花瓣,散落于花园当中,成为铺地,也成为一种风情。最后随着光线和时间的流动,同周围砾石、植物融为一体。由于背处建筑北侧,现有玉兰和雪松又都为成年大树,树荫遮蔽。所以在植物营造上,突出阴生花卉品类,喜阴和喜阳的地被植物采用7:3的比例种植,在植物造景上和南侧中央花园形成差异化。同时,采用低维护长效多年生宿根花卉和观赏草的搭配,氛围上也更加贴近周围环境的户外休闲需要,静谧放松。

The uniquely shaped concrete blocks are scattered throughout the garden like magnolia flower petals, serving as both pavement and decorative elements. Over time, they seamlessly blend with the surrounding gravel and plants, enhanced by the interplay of light. Situated on the north side of the building, the existing magnolia and cedar trees provide ample shade. Consequently, we emphasized shade-tolerant flower species and adopted a planting ratio of 7:3 for shade-loving and sun-loving ground cover plants, creating distinct landscaping in the central garden’s southern area. Additionally, we incorporated low-maintenance, long-lasting perennial flowers and ornamental grasses, fostering an atmosphere that aligns with the quiet and relaxing outdoor recreational needs of the surrounding environment.

绿色廊道——步行花园通廊

园区的步行体验提升,是我们设计这个项目同等重要的目标。作为人们穿梭行走,游览闲逛的必经之路,也作为连接各个花园空间节点的廊道,我们优化了之前的车行道路流线,实现主要景观区域人行,地面停车部分转地下的改造思路。在车行区域,拉平人行铺装区域和车行道,优化步行体验和空间使用灵活性,同时新增的铺装面为园区提供了人车分流的环境条件和引导,明确了更清晰的功能边界,增加园区通行的舒适体验和休闲氛围。

Enhancing the pedestrian experience in the park was a crucial goal in the design of this project. As a vital pathway for visitors, it also serves as a corridor connecting various garden spaces. We optimized the flow of the previous driveway to realize the vision of pedestrianizing the main landscape area while relocating surface parking to an underground facility. In the vehicular area, we leveled the pedestrian pathways with the driveway to improve the walking experience and allow for flexible space usage. The newly added paved surfaces provide clear environmental cues and guidance for separating pedestrian and vehicular traffic, clarifying functional boundaries and enhancing the overall comfort and leisure atmosphere of the park.

在一期的改造基础上,远期规划林下步行空间将设置停留空间和商业外摆。为最终的开放式园区做铺垫。城市界面的商业被打通与内部连接,人群自由的引入到园区内部。

Building on the renovations of the first phase, the long-range planning for the forested walking space will include designated stopping areas and outward-swinging commercial spaces. This approach will pave the way for the eventual development of an open park. The urban interface of the commercial areas will be opened up and connected to the interior, allowing for a seamless introduction of crowds into the heart of the park.

四季种植策略

营造花园的契机我们进行了一次“新自然主义”在地花园实践,大量运用地榆,藿香,荆芥,泽兰,冬凌草,藁本,龙牙草等乡土植物,打造低维护的长效多年生宿根花卉和观赏草,在总共126种地被植物品种选择中占比70%以上,球根花卉占8%,蕨类植物占7%,藤本植物3%,时令花卉仅占6%。施工采用套种形式栽植自然植物群落,基本实现群落的自我更新和调整,减少修剪,更好地实现“可持续性”和“低维护性”。综合把控植物品种色彩、质感、形态、习性及苗圃资源。在南广场以千叶蓍,射干,蛇鞭菊,柳枝稷为主打造带状花境。西侧花园以玉簪,鼠尾草,棉毛水苏,朝雾草打造团状花境。

通过不同品种植物群落种植,体现四季更替,全年长周期的植物景观。随着此起彼伏的花开花落,草青草枯展现自然随季节更替变化的魅力。

The opportunity to create the garden reflects a “neo-naturalistic” approach, utilizing a wide variety of native plants such as ground elm, patchouli, bramble, zephyr, dong quai, ligustrum, lobelia, and others. This design focuses on low-maintenance, long-lasting perennial hostas and ornamental grasses, which make up over 70% of the 126 groundcover plant varieties. Bulbous flowers account for 8%, ferns for 7%, vines for 3%, and seasonal flowers comprise only 6%. The construction employs the concept of planting natural plant communities, promoting self-renewal and adjustment within the ecosystems, thus minimizing the need for pruning and enhancing sustainability and low maintenance. Careful attention is given to the color, texture, form, habit, and nursery resources of the plant species. In the South Plaza, a ribbon flower garden will feature Yarrow, Arrowhead, Verbena, and Willow Jasmine as the primary plants. Meanwhile, the western side of the garden will showcase a grouped flower garden with yuzan, sage, cotton hair watercress, and morning glory grass.

By planting diverse varieties of plant communities, we reflect the changing seasons and the year-round cycles of landscape characteristics. The blossoming and fading of flowers, along with the greening and withering of grasses, beautifully illustrate nature’s charm as it transforms throughout the year.

城市花园的意义

随着三里屯五号院的景观改造(一期),南侧三里屯西五街入口和西侧三里屯北小街入口会逐步打开,可从外街自由步入花园。届时,西五街五号院将不再是只是外街热闹的街道,而逐渐成为“园区”边界消失,内部商业店铺、餐饮咖啡绿廊同外街融合的开放街区。南侧的“拼图花园”和西北角的“时光花园”成为开门见景的公共空间和林间绿地,将花园延伸到西五街和北小街,为整个三里屯使馆区域的文化、商业提升提供更多的可能性。

作为城市公共景观的一次实践,三里屯五号院的植物配置在城市花园与公共景观之间实现了社会效益与经济成本的平衡探索。项目摒弃了传统公共绿化中单一、易维护的植物品种(如黄杨篱、女贞等)的常规做法,同时也没有使用城市花园中常见的养护成本较高的时令花卉,而是选用日益推广的自然乡土植物和多年生长效植物。这种设计策略不仅节省公共资金的持续投入,还有效营造出可持续的在地性城市花园景观。

生活的福祉来源于日常,让健康美好的事物来到身边,希望长效而且低维护的城市花园,无论在环境生态和社会层面都能给大家带来更多日常生活中的满足和幸福。

With the landscape renovation of Sanlitun No. 5 Courtyard (Phase I), the entrances to Sanlitun West Fifth Street on the south side and Sanlitun North Xiaojie Street on the west side will gradually be opened, allowing for free access to the garden from the outer streets. Consequently, No. 5 West Fifth Street will evolve from a bustling thoroughfare into an open neighborhood where the boundaries of the “park” blur. Internal commercial stores, restaurants, and café corridors will seamlessly merge with the outer street. The “Jigsaw Garden” on the south side and the “Time Garden” in the northwest corner will transform into public and green spaces visible from the street, extending the garden to West Fifth Street and North Xiaojie. This development will provide new opportunities for cultural and commercial enhancement throughout the entire Sanlitun Embassy area.

The planting design of Sanlitun No. 5 Courtyard serves as a practical exploration of balancing social, economic, and ecological aspects between urban gardens and public landscapes. Unlike conventional public greening practices that rely on easy-to-maintain species like boxwood and privet, and avoiding high-maintenance seasonal flowers commonly used in urban gardens, this design embraces the concept of naturalistic plant design.

The well-being of life is rooted in our daily experiences. By surrounding ourselves with healthy and beautiful elements, we can foster a sense of fulfillment and happiness. We hope that long-lasting, low-maintenance urban gardens will enhance our daily lives, positively impacting us on environmental, ecological, and social levels.
