项目简介 Project introduction

随着粤港澳大湾区“一小时生活圈”的发展规划及深中通道的开工建设,中山市成为大湾区北上南下的交通枢纽。

With the development plan of the “one-hour living circle” in the Guangdong-Hong Kong-Macao Greater Bay Area and the construction of the Shenzhen-Zhongshan Corridor, Zhongshan City has become a transportation hub for the Greater Bay Area to go north and south.

 

▽区位解读 Location interpretation

 

作为华润万象生活进入中山的首个作品,同时又是中山商业生态变革关键期揭幕的标杆项目,它的出现确有非同寻常的意义。因为它并非纯新建,而是存量改造,且是华润万象生活的轻资产管理项目。无论存量改造还是轻资产,均是当下商业领域的热点话题,这也造就了中山石岐万象汇项目基底的独特属性。

项目位于城市资源配套最为集中的黄金地带,周边多政府及公共机构、商业大厦、购物中心、康乐文娱设施与高端住宅区,高度集中了城市的经济、科技和文化力量,能够为项目带来持续不断的流量。

As the first work of China Resources Vientiane Life in Zhongshan, and at the same time a benchmark project unveiled during the critical period of Zhongshan’s commercial ecological transformation, its appearance is indeed of extraordinary significance. Because it is not a pure new construction, but a stock renovation, and it is an asset-light management project of China Resources Vientiane Life. Both stock renovation and light assets are hot topics in the current commercial field, which also creates the unique attributes of the foundation of Mixc Project.

The project is located in the golden zone with the most concentrated supporting resources in the city. There are many government and public institutions, commercial buildings, shopping centers, recreational and cultural facilities and high-end residential areas in the surrounding area. The city’s economic, technological and cultural strengths are highly concentrated, which can bring sustainable development to the project.

而项目所在物业,则是由金鹰亚洲斥资打造的企业总部基地,以商业裙楼+超高层塔楼综合体组成了中山市区最新的城市地标。包含中山第一高楼的超甲5A级写字楼、商业Mall、高端酒店及高端住宅公寓等业态。

The property where the project is located is a corporate headquarters base funded by Golden Eagle Asia. The commercial podium + super high-rise tower complex constitutes the latest urban landmark in downtown Zhongshan. Including the super-A 5A office building, commercial mall, high-end hotel and high-end residential apartment, which is the tallest building in Zhongshan.

原场地设计偏硬、植物空间呆板,且商业感较差,无法吸引人群停留。

设计概念 Design Concept

针对中山石岐万象的提升改造,景观设计以现代手法融入岭南园林文化,增强情感链接和归属感,重新链接人与场所的关系。

Aiming at the upgrading and transformation of Mixc in Zhongshan, the landscape design integrates Lingnan garden culture with modern techniques, enhances the emotional connection and sense of belonging, and reconnects the relationship between people and places.

提升设计 Improving design

从场地本身入手,对外部空间的重新梳理与改造。一方面是对南侧广场整体软硬景升级、功能空间的调整,另一方面则是对原有外部到达入口、落客区、内街区域等动线的优化,使得改造后的景观空间对于客户的游逛舒适性和视觉通透度以及商铺运营和氛围营造上得到跨越式提升,基于以上总体改造思路,提出三个改造策略:“引流”、“导流”及“驻流”。

Starting from the site itself, reorganize and transform the external space. On the one hand, it upgrades the overall soft and hard landscape of the square on the south side, and adjusts the functional space; Customers’ shopping comfort and visual transparency, as well as store operation and atmosphere creation have been improved by leaps and bounds. Based on the above overall renovation ideas, three renovation strategies are proposed: “drainage”, “direction” and “residence”.

 

 

策略一:制造“引流” 密码

商场主入口广场作为项目最佳的形象展示面,现状抬高的水景不仅阻碍人行动线,而且限制了入口广场的使用可能性。

场地综合动线、功能及尺度,改成旱喷水景,预留出超400m2活动场地,使其成为弹性空间,为商业营销、美陈展示和水秀庆典等活动提供空间,增加场地吸引力和互动性。

The main entrance square of the shopping mall is the best image display surface of the project. The current elevated waterscape not only hinders the movement of people, but also limits the possibility of using the entrance square.

The comprehensive moving line, function and scale of the site were changed to a dry spray waterscape, and an event space of over 400m2 was reserved to make it a flexible space, providing space for activities such as commercial marketing, beauty display and water show celebrations, and increasing the attraction of the site and interactivity.

现状台阶设计过硬,体块呆板、无停留空间,这些问题都给人产生一定的距离感。

台阶空间作为连接内外广场的重要枢纽,打造“快速通行+慢游休闲”的双重体验动线——既是一条将客流向上引导的主动线,又是一处充满生机趣味的社交剧场,让更多消费者愿意来此探索、停留。

The current design of the steps is excellent, the body is rigid, and there is no space for staying. These problems give people a certain sense of distance.

As an important hub connecting the inner and outer squares, the stair space creates a dual experience line of “fast travel + slow travel and leisure”—it is not only an active line that guides passenger flow upwards, but also a lively and interesting social theater, allowing more Consumers are willing to come here to explore and stay.

南侧商业广场重新设计了铺装图案及配色组合,换成灰色系,轻松营造出高级感。

策略二:实现有效“导流”

直接动线是商业Mall这类项目的景观设计核心,通过优化沿街花池形式,切分出快速人行通道,提高客流量到达商业核心的可能性。并在商业外街增加高分枝点乔木,以交错种植方式加强视线引导。

Direct circulation is the core of landscape design for projects such as commercial malls. By optimizing the form of flower ponds along the street, fast pedestrian passages are divided to increase the possibility of passenger flow reaching the commercial core. In addition, high-branched arbors are added in the commercial outer street, and sight guidance is strengthened by staggered planting.

根据现状情况及将来的实际使用量,优化塔楼前广场的车行落客流线。

为了保证塔楼前广场的整体性,两侧水景绿化转换为铺装形式。同时,塔楼对景设计以高品质的层叠水景结合错落有致的植被,提升塔楼商务调性,并在一定程度上弱化了现状消防楼梯的体量感。

According to the current situation and the actual usage in the future, optimize the traffic line of the car and passenger in the square in front of the tower.

In order to ensure the integrity of the square in front of the tower, the waterscape and greenery on both sides are transformed into pavement. At the same time, the facing design of the tower combines high-quality cascading waterscapes with patchwork vegetation to enhance the commercial tone of the tower and to a certain extent weaken the sense of volume of the existing fire stairs.

策略三:塑造“驻流” 场景

由于内广场上的消防登高面面积较大,在设计中预留弹性广场,营造高频互动的话题性场景。既能满足社交休憩、娱乐表演等功能,又让原本单调乏味的空间创造更多的情绪价值和传播价值。

另外,结合餐饮业态布置商业外摆、花钵等移动家具,并优化两侧绿化及水景设计,丰富场地竖向层次,让内广场转变为充满活力趣味的社交磁场。

Due to the large area of the fire climbing surface on the inner square, an elastic square is reserved in the design to create a topical scene with high frequency interaction. It can not only meet the functions of social rest, entertainment performances, etc., but also create more emotional value and communication value in the original monotonous space.

In addition, mobile furniture such as commercial swings and flower bowls are arranged in combination with the catering business, and the greening and waterscape design on both sides are optimized to enrich the vertical level of the site and transform the inner square into a dynamic and interesting social magnetic field.
