MYP迈柏:在滨水空间的更新改造中,采用高投入、高维护的设计思路,追求“焕然一新”的视觉效果,往往以高昂的建设和持续的管理成本为代价。在新的建设环境下,已难以为继。无锡新吴大运河畔的8公里绿带,曾是隔绝运河与快速路的防护绿地。本次更新完成了它从“防护屏障”到“日常生活场”的角色转变,力求在长效运维与市民日常使用之间寻得一种理性平衡。项目秉承“集约化、低维护、高日常性”的设计原则,告别了传统观赏性景观展示,转而打造一条真正融入市民生活、具备长效生命力的公共水岸。

MYP:Conventional waterfront renewal often pursues a polished “brand-new” visual effect through high-investment, high-maintenance approaches, at the cost of exorbitant construction fees and ongoing operational expenses. This model is no longer sustainable in today’s development context. The 8-kilometer green belt along the Grand Canal in Xinwu District was once a protective buffer separating the waterway from the adjacent expressway, disconnected from public life. This renewal project transforms it from a protective barrier into an everyday public space, striking a rational balance between long-term operation and daily public use. Guided by the principles of intensive development, low maintenance, and high daily usability, the design moves beyond traditional ornamental landscape display to create a truly inclusive public waterfront with lasting vitality, embedded in residents’ daily lives.

01. 项目背景

京杭大运河曾是繁忙的交通运输大动脉。1992年,无锡高新区(新吴区前身)依托运河航运优势迅速崛起,但以交通和工业为主导的发展,也使得滨水空间逐渐脱离了市民的日常生活。随着新吴区向国际化城区转型,运河的核心功能正从“交通运输”向“公共休闲”转变。为回应市民对滨水休闲生活的强烈诉求,实现运河“重返生活”的愿景,本项目旨在探索一条集约化、低维护、高日常性的滨水空间复兴路径,重塑大运河的休闲与生态活力。

Project Background

The Beijing-Hangzhou Grand Canal was once a bustling arterial waterway for transportation. In 1992, Wuxi High-Tech Zone (the predecessor of Xinwu District) grew rapidly by leveraging the canal’s shipping advantages. However, development driven by industry and transport gradually alienated the waterfront from residents’ daily lives. As Xinwu District transitions into an international urban district, the canal’s core function is shifting from transportation to public recreation. Responding to residents’ strong demand for waterfront leisure and the vision of “bringing the canal back to daily life”, this project explores a revitalization pathway defined by intensive development, low maintenance, and high daily usability, to restore the Grand Canal’s recreational and ecological vitality.

02.集约化:基于防护性现状的干预策略

项目整体策略立足于对既有场地资源的深度梳理与高效利用,最大程度减少“大拆大建”带来的高昂经济与环境成本。

Intensive Development: Intervention Strategy Built on Existing Protective Conditions
The overall strategy is rooted in the in-depth inventory and efficient reuse of existing site resources, minimizing the high economic and environmental costs of large-scale demolition and reconstruction.

工业遗存的日常转译:工业遗存的混凝土廊架被完整保留,仅通过加固与局部植入新功能,即转化为承载历史的“记忆花园”,极大节约了拆除与新建成本。

The existing concrete pergola, a remnant of the site’s industrial past, was fully preserved. Through structural reinforcement and targeted insertion of new programs, it was transformed into a “Memory Garden” that carries the site’s history, significantly reducing costs associated with demolition and new construction.

将宏大的工业历史,转化为可触摸、可体验的日常场景——混凝土框架成为大运河边的记忆遗存,锈蚀钢板与鲜艳座椅并置。

The grand industrial history is translated into tangible, experiential everyday scenes: the concrete frame stands as a memento by the Grand Canal, with rusted steel plates juxtaposed against vibrant seating.

历史不再是展柜中的标本,而是日常生活里亲切的风景。

History is no longer a specimen in a display case, but a familiar presence in daily life.

功能整合:在满足200年一遇防洪标准的前提下,通过创新的“龟背式”防洪地形设计,实现了植物和地形92%的保留率,并极大节约建造成本。将近水的堤岸改造为连续的亲水步道与观景甲板,实现工程设施与公共空间的一体化建设,以“一份投入,多重效益”的方式控制总体造价。

While meeting the 200-year flood control standard, the innovative “turtle-back” flood control topography achieves a 92% retention rate of existing vegetation and landform, greatly reducing construction costs. The near-water embankment is converted into a continuous waterfront trail and viewing decks, integrating engineering infrastructure with public space construction. This approach delivers multiple benefits from a single investment, keeping overall costs under control.

快速建造:左岸驿站采用模块化智能公厕,12平方米的集成化模块可快速安装,缩短了工期,降低了传统公厕复杂的土建与装修成本。

The Left Bank Station features a modular smart public restroom. Its 12-square-meter integrated unit allows for rapid installation, shortening the construction period and eliminating the complex civil works and finishing costs of traditional restrooms.

这面景墙采用模块化装配式建造,将墙体、格栅与坡檐拆解为标准单元,全程干法施工,确保格栅肌理严丝合缝。实体墙刷白色质感涂料,内部隐蔽管线设备,外露钢构做防腐灰漆,干净利落。通透的木色格栅内衬不锈钢,形成中空夹层,过滤出柔和的光影;底部集成防腐竹坐凳,方便停留。顶部金属坡檐一体成型并做滴水收边,防止雨水脏污墙面。虚实错落的立面兼顾了长效耐候性,又用细腻光影营造出松弛的休憩氛围。

The feature wall adopts modular prefabricated construction, with walls, grilles, and sloped eaves disassembled into standard units. The entire dry construction process ensures seamless grille texture. Solid walls are finished with white textured paint, concealing pipelines and equipment inside, while exposed steel structures are coated with anti-corrosion gray paint for a clean, crisp look. Translucent wood-toned grilles are lined with stainless steel to form a hollow interlayer, filtering soft light and shadow. Anti-corrosion bamboo benches are integrated at the base for resting. The top metal sloped eaves are formed as a single piece with drip edge detailing to prevent rainwater staining. The alternating solid and void facade balances long-term weather resistance with a relaxed resting atmosphere created by delicate light and shadow.

模块化公厕内部集成IoT智慧物联管理系统与自动保洁设备,可实时监测能耗、环境与设施状态,实现预防性维护,大幅降低了人工巡检与保洁强度,提升了管理效率。

Inside the modular restroom, an IoT smart management system and automatic cleaning equipment are integrated. It enables real-time monitoring of energy consumption, environmental conditions, and facility status, supporting predictive maintenance. This greatly reduces manual inspection and cleaning workload while improving operational efficiency.

03. 低维护:智慧与韧性的长效设计

项目从植被配置到运维管理,系统性地植入低维护基因,减轻建成后的长期养护压力。

Low Maintenance: Long-Lasting Design with Intelligence and Resilience
From planting design to operation management, low-maintenance logic is systematically embedded throughout the project to reduce long-term upkeep burdens after completion.

植物设计以乡土树种和多年生植物为主,构建稳定、自维持的植物群落,减少灌溉、修剪与更换需求,让生态效益与低维护目标更好结合。

The planting strategy prioritizes native tree species and perennials to build stable, self-sustaining plant communities. This reduces the need for irrigation, pruning, and plant replacement, aligning ecological benefits with low-maintenance goals.

韧性化地形:“龟背式”地形不仅解决了防洪问题,其自然缓坡也有利于地表径流疏导,减少了人工排水设施的依赖和后期维护的复杂性。

The “turtle-back” landform not only addresses flood control requirements but also facilitates surface runoff diversion via its gentle natural slopes, reducing reliance on artificial drainage systems and the complexity of later maintenance.

04. 高日常性:激发持续的社区活力

设计核心并非打造“景点”,而是营造一个能持续吸引各年龄段市民日常使用、富有归属感的“生活客厅”。

High Daily Usability: Fostering Sustained Community Vitality

The core of the design is not to create a “scenic spot”, but to build a “living room” for daily life — a place with a strong sense of belonging that continuously attracts residents of all ages for everyday use.

全龄友好的场景植入:精准回应社区诉求,布局儿童沙滩、复合健身区等多元化、非正式的活动场地,确保从孩童到长者都能找到属于自己的角落。

Precisely responding to community needs, the project features diverse, informal activity spaces such as a children’s sand play area and a multi-functional fitness zone, ensuring people from children to seniors can find their own space.

弹性复合的空间:依托二级防洪堤(龟背式地形)与一级防洪堤之间的自然高差,设计顺势打造出多层阶梯式平台,并嵌入可坐、可躺、可观景的折叠甲板与多种形态的长椅,灵活适配不同人群的休憩偏好,让每一处停留都各得其所。

Leveraging the natural elevation difference between the secondary (turtle-back) and primary flood embankments, the design creates multi-level terraced platforms. Folding decks for sitting, reclining and viewing, along with various bench types, are embedded to flexibly accommodate different resting preferences, making every stay comfortable and purposeful.

05. 总结:一种“扬弃式”的共生

无锡大运河的实践,没有追求与传统工业环境的彻底割裂,也未陷入过度精致化的城市套路。它更像是一种有取有舍的结合:摒弃了高投入、高维护的改造模式,摒弃了与日常生活脱节的形式追求;保留了场地的历史痕迹与生态基底,并尊重社区的真实需求与使用智慧。这种集约化、低维护、高日常性的更新,为众多面临转型的萧条滨水区,提供了一种更可持续、更富生命力、更具烟火气的焕新范式。

Conclusion: A Symbiosis of Selective Inheritance

The Wuxi Grand Canal project neither seeks a complete break from its industrial past nor falls into the trap of excessively refined urban design clichés. Instead, it adopts a balanced approach of selective inheritance: it discards high-investment, high-maintenance renovation models and formalistic pursuits disconnected from daily life, while preserving the site’s historical traces and ecological foundation, and honoring the real needs and everyday wisdom of the community. This renewal model — intensive, low-maintenance, and highly attuned to daily use — offers a more sustainable, vibrant, and human-centered paradigm for the many declining waterfronts facing urban transformation.
