The project is located in Xuhui District of Shanghai, adjacent to Shanghai South Railway Station. The land is R4, with Yongchuan Road in the east, Longchuan North Road in the west, and Shanghai Botanical Garden with a total area of 81.86 hectares in the south, only about 300 meters walking distance. There are three subways around the project (Line 1, Line 3 and Line 15), which can quickly travel between Xujiahui, Xuhui Binjiang, Caohejing and other bustling commercial and business districts.

In some ways, the meaning of design is to the city, as the meaning of the people is to the society. A good work should not only be satisfied with the beautiful effect, but also retain the original connotation: it reflects the respect for “people” and “city”, interprets the guidance for the future life, and highlights the vision, mind and responsibility of the team behind the project. “Chengkai · Hui Community” aims to be such a work.

The core customer group of this project is the new generation of “dreamers” who are struggling in shanghai. The team of “Chengkai · Hui Community” always believes that “every dreamer deserves to be respected and treated seriously”. The project is committed to providing exquisite, comfortable and high-quality ideal living space for dream seekers, and creating “open and sunny community with diversity and integration”. Through careful design and ingenuity, dream seekers can truly feel a sense of “respectability and value recognition respected by the city”, and make the buildings warm, add warmth to the city, and ignite dream seekers’ higher prospects for a better life in the future.

Community-type long-rent apartments are different from traditional sales residences in terms of customer group positioning, operation mode and trading logic. “Chengkai · Hui Community” runs through the whole project with the language of openness, sharing and vitality. The new generation of “dreamers” are more willing to stay in a scene that emphasizes interaction and experience as the third space in the city. The project is composed of the space of people-vehicle diversion and dynamic and static zone. The sunken sharing living room cleverly combines the theme of dynamic and static, and integrates the outdoor commercial space into all-weather characteristic catering. The community forms a variety of indoor and outdoor interaction scenes, such as meeting, office, study, sports, leisure, music party, holiday market and so on, outside the entrance control. It provides the possibility of flexible changes in space and superimposed site use requirements, and provides interaction space for various community activities organized by the housekeeper, enhancing the cohesiveness and sense of belonging of tenants, and creating a smart apartment ecosystem.

Through reasonable traffic and zoning planning,”Chengkai · Hui community” realizes the spatial composition of the separation of people and vehicles and the division of movement and movement. Inside, two large outdoor Spaces are carefully planned as two theme squares with different themes. The North District is positioned as a green themed leisure garden, where residents can relax and enjoy music, bathe in the sun, suck the fragrance of plants, or be invited to hold a garden party with a small amount of money. The southern area is positioned as an outdoor sports square with a blue theme, where people can sweat like rain and enjoy the stimulation and pleasure of sports. When the lights came on, the South Side turned into a dreamy bazaar. There will be more scenes like this in the “Chengkai Hui Community” to meet new neighbors and partners.

The ground floor of the building, located between the north and south squares, is deliberately designed as an overhead space, where the two functional areas with different movements are cleverly linked, creating a flowing interaction and dramatic collision in the sight. The elevation of the elevated site is lowered to the basement roof, reducing the overburden of the basement roof by about 20% for the project as a whole and resulting in a shared open space of nearly 5.5m. The site surrounding the sunken square building is able to undergo interesting vertical changes, making the levels more moving. The overhead space is implanted into the function of the shared lobby of the community, where people can enjoy a cup of coffee beside the quiet mirrored water feature, or start the journey of mobile office on the long bar, or hold a private business meeting in the shared meeting room…

As a self-supporting asset, centralized long-rented apartments are different from high-turnover projects in terms of customer base positioning, operation mode and trading logic. In landscape design, it is necessary to deeply study the project positioning, operation mode and customer base pain points, enhance the cohesiveness and sense of belonging of tenants, create a smart apartment ecosystem, and share a new interactive living mode.
The key to the asset premium ability of long-rent apartments lies in the speed of debasement and the efficiency of single flat. How to improve the asset valuation is the balance between the owner, the operator and the designer. As mentioned above, when thinking about how to define a successful centralized long-rent apartment project, we believe that innovative product power in line with The Times and solid and comprehensive design basic skills are important factors to support the overall success of the project. In addition to creating a comfortable and livable living environment, landscape design needs to dig deeper into the needs of users and create a multi-functional complex scene suitable for operation.
The current issued affordable rental housing REITs perform well in the secondary market, and the capital closed loop from “investment” to “exit” of affordable rental housing has been completed.
