STUDIO MOR:“DEMO TERRA带梦陶然”创意园区位于宁波市鄞州区,虽然地处中心,但由于地块被两条铁路和一条高架道路框定住,仅有一个入口,成了一个人迹稀少的飞地。场地内除了七栋联排别墅和一片小的工厂旧址,大量的是荒地,还留着以前居民种的树和田地。有一个高耸的信号塔矗立其中。只需一个拐弯,就从城市的车流中进入这个场地。突然就看不到城市了,只有铁塔和电线穿过天空,还有时不时传来的火车声。这里,便是城市的旷野。
STUDIO MOR:”DEMO TERRA” Park is located in Ningbo’s Yinzhou District. Although it is situated in the city center, the site is framed by two railways and a highway, with only one entrance, making it a rarely visited enclave. In addition to seven terraced villas and a small former factory site, the area is largely undeveloped land, with trees and farmland left by previous residents. A towering signal tower stands in the middle of the site. A turn off the city’s busy traffic takes you into this space, where the urban landscape disappears. All that remains are the iron tower, electric wires crossing the sky, and the occasional sound of passing trains. This is the city’s wilderness.

原本的生活化居民已经撤离,新的临时城市居民将入住此地。DEMO团队对这里的期许,是为城市提供一种应有的松弛与空旷感。能让人找个舒服的角落,和朋友度过一段时光。“与之翳嘉林,坐石矶,投竿而渔,陶然以乐。”我们希望去保留场地难得的意外的、临时的氛围,通过超现实的设计感,给人脑子里会留下许多亲切而形象的记忆点,如“大草坪”、“架子楼”、“雨水池”等等。
The original residents have been relocated, and new temporary urban residents are set to move in. The DEMO team envisions this site as a place that provides the city with the much-needed sense of relaxation and openness—a space where people can find a comfortable corner to spend time with friends. We aim to preserve the rare, accidental, and temporary atmosphere of the site, using surreal design elements to evoke familiar and vivid memories, such as “the large lawn,” “the scaffold building,” and “the rainwater pool.”

在入口处,我们设置了一个站台,结合门卫的岗亭,都采用了灯带描边,由于停车场的空旷,两个亭子显得格外孤单。尤其在夜晚,哪怕人群聚集,依然给人一种霍普画作中的疏离感。
At the entrance, we set up a traffic stop platform and a guard pavilion, both outlined with lighting. The emptiness of the parking lot gives the two pavilions an especially solitary feel. Even in the evening, when the area is populated, the scene still evokes a sense of detachment, reminiscent of Edward Hopper’s paintings.

进入后是雨水广场,中心位置我们设计了一个与场地融为一体的水池。广场有着自然的曲线,缓缓下凹,像是盛放雨水的盒子。它会自然的涨落,自然的干涸。有时候又会分成两个池子,水从一个流向另一个。浅浅的,人们可以踩进去嬉戏。岸边种了一棵樱花树,还有几棵散落的娜塔莉,打散了人们的动线,让我们可以有很多舒服的角落,坐在树下,享受一下午。如果放干水,缓缓的斜坡像是蓬皮杜门前的广场,有集市、有聚会,有三三两两席地而坐的人群。
广场正对着的一二号楼的山墙面,这两栋楼是最热闹的商业驻地,我们设置了公共的大台阶,将人流引上二楼,又设置了三楼的连廊,同时可以回望雨水广场。
Beyond the entrance lies the Rain Plaza, where we designed a water pool integrated into the site. The plaza has a natural, curving shape, gently sinking as if it were a container for rainwater. The water naturally rises and falls, sometimes splitting into two pools, with water flowing from one to the other. Shallow enough for people to step in and play, it is bordered by a cherry tree and several Quercus nuttallii, which disrupt the flow of movement and create numerous cozy corners. Sitting under the tree, visitors can enjoy a leisurely afternoon. When the water is drained, the gentle slope transforms into a space for markets and gatherings, with people sitting on the ground, like the plaza in front of the Pompidou Centre.
Facing the plaza is the gable wall of Buildings No. 1 and No. 2, the most active commercial areas. We designed a public staircase to lead people up to the second floor and a corridor on the third floor that allows a view of the Rain Plaza.

DEMO团队的办公室在雨水广场角上的一户,这个位置对于客人来说,也是进入别墅区的起点。我们设置了一个5*10m硕大的镜面广告牌,不论在哪个位置都可以一眼望见。可以在上面布置最近的活动和信息,像是园区内最响亮的一声呼告。当人聚集在它周围时,它又是一个舞台、一个展台、一个电影幕布。当它空闲时,天光云影,又都能在上面倒映出来。
The DEMO team’s office is located at the corner of the Rain Plaza. For guests, this marks the entrance to the villa area. We installed a massive 5x10m mirrored billboard, visible from any angle. It can display the latest events and information, serving like the loudest shout in the park. When people gather around it, it transforms into a stage, a display, or even a movie screen. When it is empty, the sunlight and clouds are reflected on its surface.

对于七栋联排别墅,我们大体保留了原始的外立面,进行了修缮和补充,但对内部楼板和墙体进行了调整,创造了不同的户型,以适应各种住户的需求,让入住者享有更多自由。除了室内,我们还赋予住户庭院和立面的改造自由。不同设计团队也进行了各具特色的设计,有的使用金属板包裹外立面,有的将废墟改造为咖啡馆,有的则创造了人宠共游的庭院。随着住户的入住与活动的开展,场景变得越来越丰富,逐渐呈现出多样性。
For the seven terraced villas, we largely retained the original facades, repairing and enhancing them. However, the internal floors and walls were adjusted to create different layouts, catering to various residents’ needs, offering them more flexibility. Beyond the interiors, we also allowed residents to alter their courtyards and facades. Different design teams have brought their unique approaches, with some cladding the facades in metal panels, others transforming the ruins into a café, and some designing pet-friendly courtyards. As more residents move in and host activities, the space continues to evolve and diversify.

联排房子之间的街道,我们分了前后街,前街住户的入口,后街则切分成院子分给各户。除了一二号楼之间的二层平台,我们在五七号楼之间架起了天桥,联通了三层,往东走,就可以看到场地东边的大草坪。面朝草坪方向,设置了曲折缠绕的楼梯,提供了一个垂直的维度来和大草坪互动。
The streets between the villas are divided into front and back streets. The front street provides access to the residents’ entrances, while the back streets are divided into courtyards for each unit. Besides the second-floor platform between Buildings No. 1 and No. 2, we also built a skybridge between Buildings No. 5 and No. 7, connecting the third floors and providing a view of the large lawn to the east. Facing the lawn, we designed a winding staircase that offers a vertical connection to interact with the lawn.

场地东边的大草坪,原是一块下沉的荒地,正好用大量的建筑垃圾来做出了一些起伏慵懒的地形,再铺设上草坪。草坪的山坡、盆地、高台,在大人眼中,探出头就可以一眼望尽,在孩子眼中却又像个放开了奔跑的游乐园。在这里支起帐篷,搭起天幕,可以轻松躺倒在草坡上,看着中心舞台的活动和表演。草坪边上有一个独栋的别墅,我们将其保留,但打掉了他的围墙,它的废墟,它原本庭院中的树木又成为了草坪的一部分。
再往后,厂房区包括五栋平房和一栋3层的宿舍楼。作为最主要的体量,也作为厂房区的形象,我们对宿舍楼采取了一种并置的方式,用一个新的但是空的架子包裹原来旧的房屋。在功能上支撑它的流线,加入走廊楼梯平台等,在外观上套上了一层新的立面,但同时让旧的立面变得自由,可以让租户更改。整齐的新立面,玻璃反射的天空和树林的立面,透出来的内部的立面,在不同的位置和角度,交叠出不同的状态。宿舍楼与联排楼之间的空地有停车的需求,但同时也有活动的需求,我们将宿舍楼的架子做了一个倒影,打上格子,安排停车位,形成秩序,又用随机的树木来打破,让其又像一个广场。
其他的厂房,我们以修复和补全为主,修复原来的瓦屋顶,又用金属和玻璃屋面补全残垣断壁的空间。
The site was originally a sunken wasteland. We used a large amount of construction debris to create undulating, lazy terrain, then covered it with grass. The large lawn, with its slopes, basins, and platforms, is like a bonsai to adults, but a wonderful playground for children, where they can run freely. With tents set up, visitors can easily lie on the grassy slopes, enjoying the performances and activities at the central stage. On the edge of the lawn stands a detached villa, which we preserved but removed its garden walls, making its ruins and the trees a part of the large lawn.
Further back, there is the factory area, consisting of five single-story buildings and a three-story dormitory building. As the most prominent structure in the area, we employed a juxtaposed approach by enclosing the old structure with a new, but empty frame. This frame supports the building’s circulation, with added corridors, staircases, and platforms. We applied a new facade, while allowing the old facade to remain visible, giving tenants the flexibility to modify it. The neat new facade, with glass reflecting the sky and the trees, overlaps with the internal old facade, creating a different effect from various angles. The space between the dormitory and the villas has a need for parking but also for activities. We mirrored the dormitory frame, adding a grid for parking spaces to form order, while random trees break this order, giving the area the feeling of a plaza.
For other low factory buildings, We restored the original tile roofs and used metal and glass to cover the remains of the walls, completing the space.

材料选择上,我们除了对原始场地的粗糙的延续,也引入了大量玻璃金属等观感比较尖锐的材料。在宿舍楼的立面选择上就和租户有过讨论,外立面的架子做完后,新旧的对比已经完成,但我们还是又加了一层玻璃界面,还是更想在新旧之间通过反射和投射,营造一种叠加的朦胧边界,这削弱了建筑本身的个性,但更有利于住户自己的品牌展示。包括雨水广场的水池和镜面的广告版,都是把天空,人物这些碎片化,拉入到场景中,用变化的元素来搅动新旧的混合。事实也证明这提高了建筑的包容性,更有利于不同住户的共生。
Regarding material choices, in addition to continuing the rough aesthetic of the original site, we introduced sharp materials like glass and metal. We had discussions with the tenants about the dormitory’s façade design. After finishing the external frame, the contrast between the old and new was already established, but we added a layer of glass to create a blurred boundary between the old and new, through reflections and projections. It weakens the building’s personality, but enhances the display of tenants’ individual identities. Both the water pool and the mirrored billboard in the Rain Plaza reflect fragments of the sky and people, pulling them into the scene and using these changing elements to stir up the mixture of the new and old. It has also been proven that this enhances the inclusiveness of the building, fostering better coexistence among diverse residents.

西泽立卫认为:就根本上而言,都市是基于自己的经验、实际感受的连续形成的集合体。其实也在说明我们缺少了大量的共同经验。我们不再被日出共同唤醒,也不再等候一个星空。所以我们在这里营造了一个戏剧化的舞台,在铁塔下,铁道旁,让人暂时远离的城市,但是呈现的仍然是城市的碎片,仍然是一阵花开,一杯咖啡,两三朋友。只是这次有了更敏感的体验。
Ryue Nishizawa once said: “A city is fundamentally a continuous formation of experiences and real feelings.” This statement highlights the shared experiences we have gradually lost. We no longer wake up to the sunrise together, nor do we wait for a starry night. Therefore, here we have created a theatrical stage under the iron tower, next to the railway, temporarily distancing us from the city while still presenting fragments of the city—a burst of flowers, a cup of coffee, and two or three friends. This time, though, with a more sensitive experience.
