Perimetral:Bosquet
Perimetral:Bosquet is an exclusive residential community in Zapopan, Jalisco, that redefines urbanization through a sustainable and innovative approach. It features 18 single-family lots spread across 4 hectares, dedicating more than 50% of its area to green spaces. At the master plan level, it is conceived as a single-family residential development aimed at increasing density by at least 30% beyond existing conditions.
Inserted within a strategic urban network, the project has direct access to two key axes: one of the main corridors concentrating services, commerce, and amenities, and another to the north, which defines its residential frontage. The project occupies a territory that, for decades, remained fragmented and largely underutilized.
The approach draws from principles associated with the regeneration of degraded sites, understanding the project as an opportunity to reactivate land with pre-existing conditions. The project’s premises respond directly to the site. Before design began, a geography marked by natural ravines was identified through the reading of terrain traces and historical aerial imagery. The first gesture was one of restitution: removing fill material, eliminating layers of abandonment, and restoring the land’s original logic. The second was the restoration of two ravines, transformed into green lungs that manage stormwater and foster biodiversity.
The design includes a monumental entrance featuring local materials such as concrete, wood, and stone, surrounded by lush vegetation. A winding street connects natural pathways, lakes, and communal areas, prioritizing privacy and panoramic views. With more than 300 trees and a carefully adapted plant palette, the project minimizes environmental impact. Experts from various fields collaborated to integrate architecture, landscape, and technology, creating a development that harmonizes nature and contemporary living.
Designed by Perimetral and AE Arquitectos, in collaboration with the American firm SWA during the preliminary concept phase, Bosquet redefines contemporary urbanization by placing landscape, sustainability, and integration with the natural environment at its core.
One of Bosquet’s defining features is the recovery of its two pre-existing ravines. These areas were cleared of construction debris and transformed into regenerative landscapes that promote biodiversity, improve environmental quality, and manage stormwater. The original topography was strategically utilized to create elevated platforms that ensure privacy for each residence while optimizing panoramic views of the natural surroundings. This strategy allows each lot to establish a unique connection to the landscape, respecting and enhancing the original environment.
The development’s entrance is designed as a monumental experience, blending residential scale with theatricality. A 40-meter horizontal concrete slab appears to float between wood, local stone, and steel, framed by lush vegetation. This access point is not only functional—incorporating security, services, and storage—but is also conceived as an architectural statement of identity. A large native Guamúchil tree (Pithecellobium dulce) is featured as a central organizing element, symbolizing the commitment to native species.
Circulation is organized around a single cobblestone street, designed with gentle curves to soften the terrain’s slopes and reduce vehicle speeds. Wide sidewalks connect natural trails and residential entrances, while vegetated embankments and tree lines provide visual and acoustic privacy.
The planting design groups species according to their water requirements. More than 300 trees were planted, combining ecological performance with seasonal aesthetics. Flowering sequences—from February through late summer—create a dynamic chromatic landscape.
Deciduous species are complemented by water-related trees such as Mexican Taxodium, as well as lighter-structured species such as ash and sycamore. Oaks and pines provide evergreen continuity, while maples contribute seasonal variation.
Key species include the preserved Guamúchil (Pithecellobium dulce) at the entrance, the sculptural Araucaria as a vertical landmark, and Sabinos (Taxodium mucronatum), reinforcing the identity of the lakes.
Lower vegetation includes native and adaptive species that support biodiversity and reduce water consumption. Vegetation is distributed along lakes and slopes, creating linear forest structures that provide shade, ecological continuity, and microclimate control while reducing heat islands and managing rainwater.
The green areas also include two new lakes designed to manage rainwater, surrounded by aquatic vegetation and natural pathways. These spaces, conceived as “secret valleys,” invite residents to explore a tranquil and protected environment, while vegetated embankments preserve privacy for the homes at higher elevations.
Sustainable design extends throughout Bosquet. Large lawn areas were avoided in favor of site-adapted ground cover that encourages the spread of native species and reduces water consumption.
The development process, which began in 2019, involved collaboration with engineers, biologists, agronomists, lake specialists, and other experts.
The 2020 pandemic brought additional challenges, while the discovery of construction debris instead of compactable soil within the ravines required a reevaluation of earthworks management. These challenges were addressed through solutions that respected the original vision of creating a functional and regenerative landscape.
