Squire & Partners：“兰瑟广场”是一个约13600平方米的综合体项目，包括4个楼层在4到7层范围内的街区，51个1-4室的保障性住房，内含休闲、底层零售和咖啡馆，以及一个新建办公楼和景观公共庭院。

Squire & Partners have completed Lancer Square, a 13,600 sqm mixed-use scheme comprising four blocks ranging from 4 to 7 storeys, with fifty-one 1-4 bedroom private and affordable residential apartments, leisure, ground floor retail and cafes, a new office building and the introduction of a landscaped public courtyard.

建筑 Architecture

 Squire & Partners的设计是对肯辛顿宫保护区内特色建筑的当代诠释，其设计灵感来自于该场地的宫殿和园艺历史。这里曾经是宫殿庭院和厨房花园，后来成为皇家枪骑兵队的肯辛顿军营，设计利用纹理化的双色砖立面和垂直窗户比例使其与旧肯辛顿宫建立起千丝万缕的联系，同时传扬传统和现代工艺。另外，从肯辛顿教堂街一眼便能瞥见的不容忽视的全新景观公共花园，由Scape Design负责设计，它根据场地以前的用途，延续了伦敦西部花园广场的传统形式。

 Squire & Partners’ design is a contemporary interpretation of the architectural character found within the Kensington Palace Conservation Area. Designs draw inspiration from the site’s palatial and horticultural past as the original palace grounds and kitchen garden, and later as the Kensington Barracks for the Royal Lancers. The textured two-tone brick façades and vertical window proportions create connections with Kensington Palace whilst celebrating traditional and contemporary craftsmanship. A new landscaped public garden by Scape Design, visible from Kensington Church Street, continues the tradition of west London garden squares and references the former use of the site.

The design of Lancer Square is rooted in place from the urban scale down to the final details of the development, with nature always playing a part. Interiors take inspiration from Kensington Palace – from its grand proportions to its flow of spaces. The main reception area of the private residences features a procession of spaces, with lift lobbies flowing from left to right. A coffered ceiling amplifies the height of the space, and the grandeur of the palace is picked up on with a gold leaf finish inspired by its ornate painted ceilings.

便利设施 Amenities

Resident amenities include a jacuzzi, steam room, sauna and gym that surround the swimming pool, where visual connections have been designed between the communal spa facilities. A Tramazite swimming pool feature wall evokes a feeling of nature, with gold flecked tiles that catch the light. Private treatment rooms, gym studio and spa lounge are offered alongside changing, bathrooms and a generous locker and drinks room.

住宅 Residences  

公寓的入口阳光灿烂，丝丝缕缕洒进房间，与木材装饰的入口门槛相得益彰。恩培拉多石，胡桃木单板和橡木地板等材料组合颜色丰富，温暖又豪华。香槟金的铁器与主浴室的卡拉卡托奥罗石和次卧的真丝乔其纱相辅相成。定制厨房配有暗青铜薄板门和卡拉卡托奥罗防溅板，对比鲜明。公寓外的景观通过凉廊扩展，构建出精致又大方的室内外生活空间。

Apartment entrances are flooded with daylight and flow into an enfilade of rooms, with timber-lined portals around key openings to demarcate thresholds. A rich palette of warm and luxurious materials includes Emperador stone, walnut timber veneer and oak floors. Ironmongery in champagne gold complements calacatto oro stone in master bathrooms and silk georgette in secondary bedrooms. Bespoke kitchens have contrasting dark bronze slim panel doors and calacatto oro splashbacks. Views out of apartments are expanded upon with loggias that offer discreet but generous inside-outside living.

保障性住房 Affordable housing

由皮博迪住房协会管理的保障性住房包括10套公寓和4套复式公寓，采用了高效的露台形式

On-site affordable housing provision managed by Peabody Housing Association takes the form of a mews-like terrace, and includes ten apartments and four duplex apartments.

顶层公寓 Penthouses 

兰瑟广场的顶层公寓拥有超高的工艺水平，镶嵌细木工、对拼大理石、壁炉、特色楼梯和开阔连续的露台，从内到外，景观和空间流畅统一。另外值得一提的是，顶层公寓还设有编织图案的木地板，其他公寓则以细线条地板为主。

The penthouses at Lancer Square allow an extra level of craftsmanship, with inlaid joinery, book-matched marble, fireplaces, a feature stair and continuous terraces around every side that celebrate the views and flow of spaces from inside to out. Penthouses also feature basket weave patterned timber floors, with other apartments featuring slim line board floor finishes.

定制品牌元素 Bespoke branded elements  

为了呼应新的花园广场，我们在建筑中融入了一系列定制品牌元素，从外部立面、景墙、五金制品的门把手和质地纹理，每一座住宅、办公室和零售组件都有着各自的特色。

A series of bespoke branded elements, designed to identify the new timeless garden square, are woven into the fabric of the buildings – from the external façade, feature screens and ironmongery to the door handles and texture that is touched – with each of the residential, office and retail components of the development given its own emblem.

办公楼  Office building 

办公楼接待空间墙上有真丝乔其纱，并配有镍电梯门和特色招牌，皮革墙和壁龛围合成私密的座位区，对面是丝绸衬里的墙壁，即接待处所在。高效的办公楼层采用了简单的色调搭配，厕所区域则使用了丰富的饰面。而针对底层办公室，为满足其内部深处的采光需求，设计则以高高的天花板和像大教堂一样的开口为主。工作区的便利设施包括水疗式更衣室、定制储物柜、毛巾存放处和宽敞的循环存储空间。

The office building features a timeless reception space with silk georgette on the walls paired with nickel lift doors and feature signboard. A leather wall and niche provides an intimate area for seating opposite the silk lined walls against which the reception desk is set. Efficient office floors employ a simple palette with rich finishes within the WC areas, and a unique lower ground floor office features high ceilings and cathedral-like openings that provide natural lighting deep into the plan. Workspace amenities include spa-like changing rooms, bespoke lockers, a towel drop off and a generous cycle store.

艺术雕塑 Commissioned artworks  

Squire & Partners与艺术家兼创作者Based Upon密切合作，为兰瑟广场设计了许多定制艺术品，包括三个设置在肯辛顿花园中的庭院雕塑，它们的设计灵感分别来自儿童故事《爱丽丝梦游仙境》和《彼得潘》。办公室和住宅接待区的两个接待桌分别用镍和青铜制作，并融入肯辛顿古地图浮雕，以呼应内部入口。与此同时，为了将自然深深融入水疗中心，Based Upon使用一种注入金属和颜料的树脂材料——Tramazite，制作了一片特色艺术景墙，它通过多层手工制作而成，这也是对古代漆器技术的当代诠释。

Squire & Partners worked in close collaboration with Based Upon, a collective of artists and creators who designed a number of bespoke pieces for Lancer Square. Commissions include three courtyard sculptures inspired by children’s story tales of Alice in Wonderland and Peter Pan, set within Kensington gardens. A pair of reception desks for the office and residential reception areas have been designed in nickel and bronze respectively to complement the entrance interiors, and feature embossed vintage maps of Kensington. In response to drawing nature deep into the spa, Based Upon created a feature wall artwork using Tramazite, a resin material infused with metals and pigments, which is hand worked through multiple layers – a contemporary interpretation of ancient lacquering techniques.
