WTD纬图设计作为长江南岸最早开埠的水码头,重庆长嘉汇自2016年开业,2018年复建弹子石老街后,以九级坡地立体呈现,国家级AAAA景区,为集历史文化、城市观光、休闲购物于一体的城市会客厅。

2023年,招商置地对“城市封面–重庆长嘉汇购物公园”商业进行焕新升级。场地原本为商场4楼的屋顶平台,主入口需从东侧主街穿过下阶梯才可到达,一定程度上影响了它的可达性。

In 2023, China Merchants Land Limited revitalised and upgraded the ‘City Cover – Chongqing Changjiahui Shopping Park’. The site was originally a rooftop terrace on the 4th floor of the mall, and the main entrance was accessed from the east side of the main street via a flight of steps, which to a certain extent compromised its accessibility.

 

 

沿江面视线开阔,可观赏长江、嘉陵江交汇盛景和重庆大剧院、来福士等城市地标建筑。长嘉汇凭借天然区位优势,与重庆城市肌理相融合,用山城独特的坡地建筑与江畔景致相结合,打造重庆独具特色的城市名片,这里的瞰江平台皆是人流聚集地。经过我们的分析调研,发现有几个问题可以优化。

首先,瞰江面利用率低,拍照打卡平台不足以承接大客流;其次,入口引导不明显,中心建筑盒子遮挡视线。内部空间导入性弱,店铺与街巷之间联动性弱。整体而言,街区店铺昭示缺乏吸引,缺乏商业氛围。

With a wide view along the river, you can enjoy the magnificent scenery of the confluence of the Yangtze and Jialing Rivers, as well as the Chongqing Grand Theatre, Raffles City and other landmarks in the city. By virtue of its natural location and integration with Chongqing’s urban fabric, Changjiahui combines the city’s unique sloping architecture with riverside views to create Chongqing’s distinctive urban business card, where the river-viewing platform is a gathering place for people. After our analysis and research, we found that there are several issues that can be optimised.

Firstly, the utilisation rate of the surface overlooking the river is low, and the photo-taking and carding platform is not enough to take large passenger flow; secondly, the entrance guidance is not obvious, and the central building box blocks the sight line. The internal space is weakly imported, and the linkage between shops and streets is weak. Overall, the neighbourhood shop indication lacks attraction and lacks commercial atmosphere.

Ⅰ.提升场地城市公共属性,将人流引入

充分利用场地天然的江景资源,提升其作为城市会客目的地的公共属性,建立更具昭示性的特色场景,可以把更多人流从东侧主街吸引过来。为此,我们将阻碍视线的广场建筑拆除,临近广场作为纯观江平台打造,让这个位置保持足够的开阔,观江视线不受任何遮挡。

Enhance the urban public attributes of the site to bring people in

Making full use of the site’s natural river view resources to enhance its public attributes as an urban meeting destination and to create a more visible and distinctive scene that can draw more people from the main street on the east side. To this end, we removed the plaza building that was obstructing the view, and built a pure river view platform adjacent to the plaza, keeping the location open enough to allow an unobstructed view of the river.

 

 

广场的互动旱喷可激发人们主动去参与。充满活力的孩子们在广场奔跑嬉戏,也成为城市景观的一部分。如此,广场成为一个新的城市公共景观露台,不断吸引客流。

The interactive dry spray in the square inspires people to get involved. Energetic children running and playing in the square become part of the urban landscape. In this way, the plaza becomes a new public urban landscape terrace that attracts traffic.

 

 

Ⅱ.利用外摆陈列提升商业氛围场景

提升改造的目的不只是获得客流,强化人的游逛体验、延长停留时长,从而实现消费是商业运营更重要的诉求。店铺外摆的补充可帮助提升商业氛围感和场景的可拓展性,增加营业面积,成为商家的吸客引流方式。比起冷冰冰的产品展示橱窗,“人”成为了最好的宣传。

Utilizing out-of-area displays to enhance the business atmosphere

The purpose of upgrading and renovation is not only to obtain customer flow, but also to strengthen the experience of wandering and prolong the length of stay, so as to realise consumption, which is a more important demand of commercial operation. The supplementation of shop display can help to enhance the sense of commercial atmosphere and the expandability of the scene, increase the business area, and become a way of attracting customers to the business. Compared with the cold product display window, ‘people’ become the best publicity.

 

 

餐酒吧作为本身就有户外经营、户外⽤餐需求的商业业态,外摆更有助于创造活跃的消费氛围和热闹的社交情景。外摆区域按功能主要分为:昭示面、接待区、散座区及边界围合。

As a commercial business with an inherent need for outdoor business and outdoor dining, the outside display is more conducive to the creation of a vibrant consumer atmosphere and a lively social scene. Outdoor display areas are divided into the following functional categories: display surface, reception area, seating area, and boundary enclosure.

 

▽我们针对商业外摆做了专项研究 We have done a special study on commercial pendulum

 

主通道宽度设置4000-4500mm之间,靠内做商铺单侧外摆区,保证通行的舒适。外摆区通过户外家具,遮阳伞,花箱,植物等软装进行组合,外摆通道可根据功能需求控制在1000-2500mm之间。桌间距则靠面不同所需间距不同,靠墙面最小就座间距750mm,单边通行最小间距1200mm,双边餐桌间距1650mm最佳等,尽可能实现用餐的舒适度和空间的最大化利用。

人造石地面铺装和木质铺装划分出通行空间和外摆区,在固定外摆与通行空间之间,借用地面绿植、花箱等,形成边界围合。边界以人的视线尺度来考虑植物的体量、密度、高度,构成半开敞半私密的户外就餐区。既可以吸引行走的人群感受到餐厅的惬意氛围,也削弱通行空间对卡座就餐的影响。

Artificial stone floor paving and wooden paving delineate the passage space and the outward display area. Between the fixed outward display and the passage space, the boundary enclosure is formed by borrowing ground greenery and flower boxes. The boundary takes the human sight scale to consider the volume, density and height of the plants, constituting a semi-open and semi-private outdoor dining area. This not only attracts people walking to feel the cosy atmosphere of the restaurant, but also weakens the influence of the passage space on the dining area.

Ⅲ.在小尺度街区中创造最大密度游逛体验

酒吧街的微醺风情,藏在五颜六色的特调鸡尾酒中。我们选择紫罗兰鸡尾酒、绿色马提尼、蓝色玛格丽特三款鸡尾酒所对应的“紫,绿,蓝”,作为场地点缀色,明亮跳脱。三种颜色的光面玻璃被叠合成不同尺寸的彩色透明玻璃盒子。这些彩色盒子被置放在植物丛中,等待着被发现和探索。在小尺度的商业街区中,创造最大密度的感官体验。

Creating a maximum density experience in a small scale commercial street

The bar street’s micro-brewed atmosphere is hidden in the colourful cocktails. We chose the ‘purple, green and blue’ colours of the Violet Cocktail, Green Martini and Blue Margarita as the venue’s bright and colourful accent colours. The three colours of glossy glass were stacked into coloured transparent glass boxes of different sizes. These coloured boxes are placed amongst the plants, waiting to be discovered and explored. In the small scale of the commercial area, the maximum density of sensory experience is created.

蓝花楹作为商业街骨架木搭建起林下休息区,地被主体采用大叶的观叶型植物,并依据紫、绿、蓝三种色系的花境搭配。如紫色系莫纳薰衣草、紫背天鹅绒竹芋,蓝色系银叶菊、芙蓉菊、银毛野牡丹等,绿色系富贵蕨、鹤望兰、波尔图巨浪海芋等大叶片植物。

As the skeleton wood of the commercial street, the blue carpets are used to build a rest area under the forest, and the ground cover is mainly made of large-leafed foliage-type plants, and is based on the matching of purple, green, and blue colours of the flower garden. For example, the purple colour system is Mona lavender and purple-backed velvet bamboo yam, the blue colour system is silver-leaf chrysanthemum, hibiscus chrysanthemum and silver-haired wild peony, etc., and the green colour system is big-leafed plants such as rich ferns, cranberry orchids, and Porto giant calla lilies.

 

 

部分植物池利用整木切割的长条凳作为边界围合,可供行人落座休息,也可观赏植物,停下来感受惬意的街巷氛围。彩色透明的玻璃盒子结合基调植物的穿插使用,整体营造出生态蓬松、风情感十足的商业景观。

Some of the plant pools are enclosed by benches cut from whole wood as borders, where pedestrians can take a seat, enjoy the plants and stop to feel the cosy street atmosphere. Colourful and transparent glass boxes combined with the interspersed use of base plants create an ecologically fluffy and emotional commercial landscape.

 

 

Ⅳ.重庆最新聚集式消费社交首选地

酒吧街开业的小长假,长嘉汇客流突破20万同比增长25%,营业额实现同比增幅40%,部分店铺成为小红书、抖音等社交媒体的热门店。全时段社交消费场景体验,更迎合年轻客群的商业业态,也让它成为重庆人聚集式消费社交首选地。

Chongqing’s newest aggregated consumer and social space

Bar Street opened a small holiday, Changjiahui passenger flow exceeded 200,000 year-on-year growth of 25%, turnover to achieve a year-on-year increase of 40%, and some of the shops have become a popular shop in social media such as Xiaohongshu and Jieyin. Full-time social consumption scene experience, more catering to the young customer base of the commercial industry, but also let it become the first choice of Chongqing people gathering consumption social place.
