RSLA:The Leonardo Royal Hotel is the first building realised on the site of the former headquarters of the Knorr-Bremse Group. It kicks off the further development of the site in the vicinity of the Munich Olympic Area as a business park. The urban master plan by Rainer Schmidt and JSK Architects provides for a central ribbon of water and pathways, furnished with several spaces for recreation and framed on both sides by buildings. The hotel building is situated on one of the water basins, with a spacious terrace and tiered seating protruding into the pool. The central ribbon runs into a large open space, which is earmarked as a park. The challenge was to create an “anchor spot” with an internal courtyard garden and gateways leading to the future park landscape.

To offset the rigidity of the architecture, the site’s open space is covered with expressive “brush strokes”. A close-meshed and amorphous net of paths, hidden by tall grasses, shapes the inward and outward garden areas of the horseshoe-shaped building. Looking from the hotel windows, this composition gives the beholder the impression of an abstract painting.

The “brush strokes” demarcate paved areas as paths or sitting zones. The remaining spaces are planted extensively with grasses and flower bulbs in the garden area, gracing it with the bloom of daffodil, giant allium, foxtail lily and reed, depending on the season. As a second layer of planting, various deciduous trees are dispersed over the site in a loose, irregular grid, enhancing the solid effect of the dune-like grass beds. The paths have a light-coloured water-bound surface, widening to small patches for recreation and subdividing the sections planted with reeds. The planted areas are curbed with a granite sett edging. The abstract pattern of paths and patches as well as edgings and plantings create pockets for recreation.

On the dark asphalt surface of the hotel’s driveway, the “brush stroke” pattern is continued as white forms. The roofs of the hotel also continue the theme with low-growing sedum vegetation and gravel areas also implemented as part of the roof-level design patterns.

The outdoor area offers peaceful spaces in which to enjoy the changing sunlight, protected from wind – like an oasis in the desert. Its colours, materials and solid planted areas create an atmosphere that complements the functionality of the hotel and defines the hotel as a place to be. It serves as a rearward stage connecting the street, the hotel hall and the garden terrace. It is a place of wellbeing and repose, adding considerably to the value of the site.

The pattern of paths and grasses provides a simple yet powerful and representative image, and furthermore a basic spatial structure that can host different usages and utilities for the various promotions and events the hotel organizes. The architecture with its clear proportions and its bright white color is accented by the pleasant, exciting contrast with the fresh green grass.

It seems that the free forms want to burst out of the orthogonality of the site. By creating recesses and deep spaces and by concentrating and intensifying the impact of plants on the small premises, the means of garden design are used to create a kind of optical illusion. The concept responds to the challenge of an uncultivated site. The contrast between the dense and lush planting and its containment in edged beds, and between the “wild brush strokes” and the delineation of the planted patches with granite setts is a subtle invitation to ponder on the antagonistic relation between nature (“wilderness”) and culture (“control”), which can be perceived in this garden in a special way, negotiating with perception continuously.
